Hey guys, I wanted to let you know I reached my goal of 20 rehabs done this year! It was my goal that was set last November and I had to have my 20th house closed by October 31.
All together right now I have a total of twelve deals between those that are sold and set to close, those being worked on and those set to close for purchase.
To all the newbies... It was only 2 years ago when I had no clue what to do or how to do it. I heard a saying a while back that "you can dramatically change your life in 4 years, when a goal and plan is put into action". I completely agree with it. I'm 34 years old and as of next spring I will have my $200k house paid off and be bringing in an average of 30k/ month.
Everything, everything, everything is possible... its all a matter of how bad you want it.
Great job, this post was very encouraging.
I mean no disrespect about the term "newbies". Its just easier than saying beginners or such.
Being new to this and starting out is the most exciting part of the entire journey! I remember calling my wife after I'd get another deal accepted and sometimes be crying on the phone before she even answered because I was so overwhelmed with the new feelings and emotions. Now its just numbers.
So embrace being a newbie but become consumed by the changes that ARE going to take place.

It is so great when you take a minute and post on your progress. It has been so tremendous. And if I remember, you did this without shelling out loads of money for all the extra education, right? So, there is so much here just on this website.
I really look forward to following your future success. It seems like once success shows up in one area of life it shows up in others as well. And it all starts with attainable goals and working from the inside out.

Youre partially right... I didn't have the money at the beginning therefore learned everything I could through books, this site and the occasional $ 300 course. However I currently spend hundreds a month on education. Next year I plan to partake in more seminars as well as one on one mentoring which will easily reach the tens of thousands. It all starts from the decision to follow through with whatever education you can afford at the time. Never stop learning!

I'm a year behind you but headed in the right direction... I have, right here, a set of notes from the free 1-day event I attended in April... on 4/12/12.
And I quote:
GOAL: 20 properties bought in the next 12 months
Sell 10 wholesale, don't spend the money.
Then buy 10 more and keep for positive cash flow
I absolutely cannot wait to post the same kind of message you just did. The only thing is... well... I haven't actually done a deal yet. At this point I'm counting on one of two things happening:

If you have intentions of keeping some of the properties then I assume you have your financing and credit in descent order... If so there should be nothing holding you back. All you need is a hard money lender, a bank willing to do a no seasoning refi and the ability to find the deals.
If you don't have good enough credit to get bank financing you may want to consider changing your goals for the time being and focus on creating bigger cash reserved.
Goals aren't always made to be achieved but to give us direction and help us be able to design a plan.
So yeah, maybe tweaking the goals is a good idea... we'll see.
Not trying to get rich quick, just keep us in our house and food on the table, at least at first.
I'd like to do a wholesale deal every month in 2013, and gross at least $10k on each.

I set a goal for myself as well something semilar but I'm striving for 30 transactions by october 12 2013. This year on that date I attended Dean's workshop. Wish me luck you just told me it can be done thanks my DG brother.
But certainly possible... Anything is possible... Prove me right!

You have to want it. You said it so beautifully...you have to want it bad enough. Real estate is not a sprint, it's a marathon! But a marathon worth taking on because the payoffs are so great!
