This is from a magnetic car sign lead - We previewed the property on 1/2; made the offer on 1/3;
they accepted on 1/3; signed the contract on 1/4; closed on 1/7; changed the locks & cleaned out the house on 1/8; finished the cleaning on 1/9; Put it up for sale on 1/10; showed it on 1/13 & sold it on 1/17.
Bought it for $ 31,000 & sold it for $ 38,500 ...
Not bad for 2.5 days of work!
Closing on the house next to it on Tuesday, the owner saw our magnetic car signs when we were signing the contract on his neighbor's house.
Might have this sold already...
2014 is starting off with a bang!!!

Thanks John! That's one thing great about Florida, you deal directly with the title company, & with a cash deal a 3 day closing is very do-able. In fact since we have used the title co. for most deals(except REOs), we have become friends with the owner so she in fact has had one ready in only one day!

What part of Florida are you seeing good opportunities in? I am getting up and running, remotely, to do some wholesales in Jacksonville. Any recommendations on areas where investors are buying, good title companies, and investor friendly agents?

Thanks Chris! It seems that most of the bigger cities have good opportunities, Jacksonville & Orlando should show promise. We stay in our own little town, less than 3 square miles, less than 8000 in population & even with over 10% unemployment have done 74 buy, fix & flips. Any title company using First American is usually good, as for agents, you just have check personally. Good Luck.
