For those who need a good Bird-Dog agreement, here it is

I recently started looking for a good "finder's fee" agreement, aka "bird-dog" one. I couldn't find anything on this site, so I started asking around. Many people sent me in different directions.

Well, after a loooooooong search on the internet, I found 3-4 agreements. I printed them out, combined them, changed them around to suit me better and, here it is!!!

Enjoy! I figured since most of us are looking to do the same thing, you guys can use it too. Let me know what you guys think. Does it sound like a good agreement? Keep in mind, it is 4 pages, so keep reading LOL I tried to protect myself from as much as possible.

I am still kinda iffy what the difference is between Bird Dogging and Assignments. Can you let me know if I have it right?

From my understanding the differences are (in a nut shell):

Bird Dogging
- You already have a buyer lined up.
- Buyer agrees to give a small percentage of the selling price to you as a finders fee.
- You do not mess with any contracts (except the one with the Buyer), you simply just find a good deal for the Buyer.

Assignments
- Have a large Buyers List ready to go.
- Find a great deal.
- Lock it up under an Agreement to Purchase contract.
--- Make an escape clause in case you cant find a buyer.
--- Put "and/or assigns" after your name.
- Start advertising the property to your buyers list with $5,000-$15,000 more than what you locked it up for.
- Once you find a buyer, fill out an Assignment of Contract with the Buyer.
- Walk away with a $5,000-$15,000 check at closing.

Also, don't just limit your ads to your buyers list. The more ways you try to sell it, the more success you will have.

Please correct me if I am wrong, I am just trying to figure out the difference. If I am right, you should be making more money with Assignments since you name your own price.
