OfflineI received a lead from my property manager three weeks ago on a home that was in foreclosure and has a section 8 tenant in place that has been in the home for over 20 years. I locked up the contract and assigned it to my end buyer and picked up a $5,000 check today at closing. It does feel great. This business is about building relationships and meeting people. It gets easier and easier.

My property manager is a BROKER. I have 6 homes with three different property managers. Each property manager that I have is a BROKER. The great things about brokers is that they get properties before they go to the MLS. If you establish relationships with brokers you will make things easier for yourself.

My buyer has backed out and he lost his $1000.00 earnest deposit that he gave me. So, I made $1,000 and these 4 homes are now still available.
Here is a breakdown of the homes I have locked up under contract with tenants. These homes are all on the same street in Kansas city, Missouri.
1. Price-$14,500 Currently rented at $400
2. Price-$17,500 Currenlty rented at $550
3 Price $13,600 Currently rented at $350
4. Price-$15,400 Currently rented at $450
Hoping to have them sold by Friday and if not I will get an extension with the seller.
