If you can't get the job done with a bad contractor, you keep the same contractor for the next job, i hope not.

Same goes realtor's, there are a dime of dozen.

Just next time, when you get rejected, move on to the next deal. When you make a wave in the town, meaning your making money...turning over property left and right, the real estate agent will try to work with you then, bet you 10 to 1.

Sometimes you have to play hard ball, real estate agents see weakness a mile away.

For sample if you have a property for $100,000.00. You should offer $65.900.00. Some real estate agents like the number 9 in it, you have start with good offer. Before senting the offer set some terms, like low internet rate... etc. Best thing to do next time, do your homework. Check out the prices that selling in the area.

Heres my take on it I've made offers that have been Highier then what the owner/Real estate agent has listed & I'm never turned down if anything I always get E-mails asking me to send in Paper work To Complete the Offers .

My thing is They won't take a offer thats below whats listed , However If you go Highier They'll most likely won't Decline you .

However Once you get the Property Under contract you can always Assign it over for more .

But I've always went High in my Offers .


A true realtor....

I joke around and am quite serious in when I say that realtors are a dime a dozen. We are. And I see nothing wrong with anyone moving on if they feel a realtor is not doing the job they want them to do. I myself have moved on from clients, and they have moved on from me as well. It doesn't have to be from a point of we didn't like each other, it was normally we weren't on the same page.

I don't honestly believe at least 95% of you truly understands what an agent/broker does and if you did, you would understand that at the minimum we do have your best intentions at heart. Let me re-phrase; a broker/agent that truly does their job.

Truth be told, the agent truly makes or breaks the deal. Just about every deal i've done with first time homebuyers when they've presented lower than expected offers, i've had to beg and plead and schmooze the sellers agent to push the deal through. With cash buyers giving really lowball offers, i've done the same with the prospect of 'volume deals' in the future. And vice versa.

"E, come on man you gotta get your client to sell. They really want this house"

"Penny I am begging you. You know he's got the money you saw his POF. He can close in one week. He wants to make offers on two other homes but wants to see how this works out. We can get three checks this month"

Then you have agents who don't want the hassle of going the extra mile. For those I can understand. However, there might just be a good agent who doesn't understand your methods and might be open to working with you.

But also understand that when an agent sometimes tells you about the prospect of a lowball offer not going over and you wanting to done with them, listen to them first as there may just be a solid reason why;
1. They know the sellers agent, or have dealt with the client before
2. They know the nabe and the politics of the area
3. They just know

There are lots of really good and great agents out there. Before you comit to one, let them know your intentions in full. Some may want to work, others may not. Has to be the right fit.
