Sorry ya'll I am accepting that there is not a good answer as all deals are different.

Set a price that is ok for you and seems like a steal for the buyer
That way they'll use you more frequently and if you bring them good stuff they'll stick around
also deals vary on a "killer" deal I wouldn't want to make a flat fee instead I would want a percentage. Also remember you are your own boss When I do bird dog deals I do every contract differently. Now if you want to be paid up front this should be a set fee amount.

With assignments of contract you will probably find that the competitive amount is 4-5% of the value of the property. Some deals and investors demand more than this but this is a fair assessed amount you can place on the fee to charge.
Bird dogging will usually fetch $500 - $1000.
