Well, sounds like you may have a buyer for this deal already!
But here's the first thing I would do and do this right now. Post this property on craigslist in the real estate for sale section (don't include the address unless you have a contract with the seller). You should get some investors call or emailing you about it. Also, search through the real estate services and real estate wanted sections where you live. You'll find investors on there, too. Get in touch with them and ask what they're looking for. If you have a local paper that isn't dying (like here), look for any We Buy Houses ads in the classifieds. Keep an eye out around your town for "We Buy Houses" signs posted on boards, poles, street sides, etc. That's just a primer!
