Just Closed & Cashed Another Check

We just closed, went to breakfast & cashed another
check from a Real Estate Investment. This was the REO we bought at 22,500; rehabbed it for 8,000; & sold for
46,500. Now it's not a tremendous amount of profit, (but still works out to about 40% return on our investment)but considering on just the last 6 deals we bought this year, we made equivalent of working a local
job for almost 3 years.
We are now looking for our next victim, in fact after cancelling the homeowners insurance & leaving the agent's office I previewed three properties & will submit a contract on one of them.
After doing this for so long, we don't think we could ever go back to working a regular job again !

Absolutely Correct

You hit the nail on the head. Working a regular job would be irresponsible given the knowledge that you now have. You owe it to your family, yourself, and others around you to continue on in your investments. If it took 3 days or 3 months to complete a deal, You are still way ahead of the game. The more time you spend with your research, the better your profits. It basically takes the same amount of time to complete a high or low profit deal. One thing is for certain though... you will always make a profit when you buy right.

Great point, you always make your money on the property when you buy ... if
you buy it right in the first place. The beauty of that philosophy is that it is true in any market.

I really loved reading your stories in YTYREP and admire what you two have accompished together to date. It's very inspiring to see an such an AWESOME team in action.

Steve, I'll let off with the "Greg" part. I must say you actually did better with the credit card deal, the house we bought was around 70K & took an additional 10K for rehab, so we took 80K from the credit cards ... thank you Chase, sold it for around 135K. Gary/Jill
