Just Closed & Cashed Another Check

We just closed, went to breakfast & cashed another
check from a Real Estate Investment. This was the REO we bought at 22,500; rehabbed it for 8,000; & sold for
46,500. Now it's not a tremendous amount of profit, (but still works out to about 40% return on our investment)but considering on just the last 6 deals we bought this year, we made equivalent of working a local
job for almost 3 years.
We are now looking for our next victim, in fact after cancelling the homeowners insurance & leaving the agent's office I previewed three properties & will submit a contract on one of them.
After doing this for so long, we don't think we could ever go back to working a regular job again !

My partner and I made $11k less than you, but hope to make profits like you and your wife. Ours was a small probate wholesale deal up here in Ohio that took 2 months to close. Just in time for Christmas though.

No amount of profit is anything to balk at, just so long as it's a profit!
Don't get discouraged, put together only one assignment or bird-dog deal & make even 1K to 2K on it ... that will give you the confidence & determination

The word "VICTIM" pertains to the house! What we primarily do is buy REO's with our cash & rehab them ... I'm sure you have seen these types of bank owned properties, & yes they are victims of destruction. What we do is provide a service to our community by fixing up these abandoned eye soars & selling a new finished product to end buyers. We have never wholesaled a property yet, & do not deal with distressed homeowners in pre-foreclosure. The $ 507,000 documented profit we made mentioned in Dean's book, Your Town(Chapter 12) was from the sale of about 22 properties at a little over 1.2 million in total sales. Of course, there has been many other houses bought & sold since then, & hopefully there will be many more. Thanks, Gary/Jill

It's not just lip service ...

with the knowledge you've learned it is possible to apply it into some moneymaking principles. I tell anyone
around the country if they find us something we'll pay
a bird-dog fee. I have spent hours on phone conversations & even walked people through our county web sites so they can check local probates for us; in fact, I received a call from a fellow DG'er with a local property yesterday. We made an offer, if it's accepted he'll get a check. I'll be the 1st one to say it's not easy, but it is do-able.

JUST DO IT. You CAN do it! What do you need help with? Start a thread with your questions, I'm sure you'll get MANY answers and lots of help unless you stump 'em with a question they don't know the answer to (I've done that a few times! Sticking out tongue). Bird dog for someone. Build a buyer's list, post ads on craigslist, call FSBOs, tell yourself you CAN and you WILL. YOU can do this too, and I can't wait to see a post with your first deal. Don't stand in the way of your success.
