Hello Group!
Does anyone have experience with probate deals? Is there a letter I can mail the family? I dont think I would feel comfortable calling them on the phone. Please tell me what has worked for you and how to find these deals.

Has anyone used Dean's Probate finder?

Go to upper left corner of home page and type in Probate Profits and hit the search button and alot of great information will come up on the next screen.

Probates

We have done several probate/estate deals. We usually search our county's clerk website & then send a letter to the personal rep/heir/trustee.
In the letter we offer our condolences on the passing of their loved one, state how difficult it was be when going through the grief process having to deal with an additional property. The added expense of property taxes, homeowners insurance, maintenance, repairs, & vandalism or theft if the property is vacant, etc.
We tell them we are not real estate agents looking to list the property on the MLS. We then say we can purchase the property with cash & close in a week.
If interested, they can contact us at XXX-XXXX. This way they call you if interested & after their grieving process.
Now if you don't have the cash, you can say you are a real estate investor
with access to a pool of cash investors. Get the property under contract for 30 to 60 days & pass it off to your buyer. Hope this helps, Gary/Jill

I have also been checking out probates. I did order a book and then rec'd calls asking me to sign up as a student for further training. But got the impression it was with Dean and I already was a DG student. So you could call the Academy or PMI if you have these and check with them. I did have a letter to send, but wanted to do my own. I think taking what Gary & Jill said and put it in your own words, is a good idea.
I put out a post in early Dec looking for someone in Wisconsin wanting to partner and to do probates, but no one responded. So decided to do this alone. But the book I have is excellent info.
I would like to learn more, and when I go on the the "search" for probates, doesn't seem to give info on where to learn more.
But want to learn more in January so maybe will call the Academy and ask if they have more training on that.
So hope this thread goes for a while, and we can learn a bit more.
