Another one accepted today!!

I just got another offer accepted today. That'll make for 3 flips being done about the same time. I'm kinda nervous but extremely excited.

Also this morning I made the usual round of calls to my wife, sister and such telling them the good news which they always post on facebook, and a realtor friend of my sister's called and said he has a buyer lined up that needs a house in our price range.

I told him if he can bring the buyer then I will let him list the property at 5%. I

I'm also in the middle of trying to refi a property when that happens it'll free up the money to buy another rental.

I can't thank God enough for path he has laid.

Thats really good mark i'm working really hard on setting up my team and i'm having great success today i found a good realtor and also two investor i'm still working on my buyers list but i'm almost there awesome right,i just cant wait to do my first deal like you.I might have this other investor buy from this other investor and then i can make money.Good luck and much success sorry to bore you with that i'm just so excited

Alright I finally changed it

I posted a new profile pic of my wife and I. I tried to find one of my little girl since she's the light of my life but I figure I better get one of me up for a least a little while. Thanks for the kind words Karen and Steve Guy.

my plan

My plan is to get these three sold and flip three more this year and get at least three more rentals.


getting exhausted!

I thought trying to run three properties at once would be a little difficult but it's much more than I expected. I don't have a general contractor on any of the jobs, trying to keep costs down. I'm more less trying to coordinate with the drywallers/ painters, handyman, etc. My partner on one of the deals expects me to be there all the time working on the house which is impossible with the others going on. I feel like I am being stretched to thin. Does anyone have any tips or advice for me, I'm usuall a very calm fella but right now I can practically hear my heart telling me to slow down. I'm sure it will all payoff but right now it's very stressful.

hey Mark - you'll get through it. Just multi-task as much as you can and process information in slices - little bits for each project.

Also, when you are ready, send me the details and pics and I will post the properties on my website since you don't have yours up yet and then I will send you the links that you can send to people or post on craigslist, etc.

Jim Kendrick is the "old pro" when it comes to doing multiple rehabs all at one time. Hopefully, he will see this and pitch in with some advice. If not, PM him. He is very generous with helping out with great advice.

2 of them are done now and the third is 2-3 weeks from being done. I think I was so overwhelmed because they were all incomplete, but as each one got finished it relieved a lot of stress. I did just get another accepted last week so as the third one is getting finished we should be closing on the next.

I got started buying rentals, I was originally trying to wholesale and when I couldn't find any buyers I found a couple hml's then refi'd immediately. That gave my partner and I enough of a equity position that banks got interested and the rest is history. Now I'm still buying rentals but also trying to do some flipping to create some chunks of cash and put myself in a better buying position.
