hey DG family. I just wanted to tell you all that yesterday made my first official offer!(: The seller didnt accept my offers, because he REALLY wants his asking price since hes moving out of state. After we talked i gave him and his wife my business card and told him if he cant sell his property or if he changes his mind we are here for him. You just never know if he ends up calling back....
Even though we didnt get this property under contract..... I did it! I was REALLY nervous driving to their house and feeling sick all the way there lol. Meeting with the sellers and actually presenting him two offers gave me A LOT of confidence. I can feel my first deal just around the corner.

You have made a great step. I know when starting, it takes guts to go visit with the seller and discuss an offer. My suggestion here is to give the Seller sometime and maybe you call him back 2-3 weeks and see how's he doing. You know just follow up. He may not be motivated now, but I am sure as his moving out of state time approaches more and more, his level of motivation will get to the roof. If it doesn't work out, don't give up and continue looking for other properties with motivated sellers. Good luck and congrats!

The reason I am asking is because I sent out 40 e-mails 2 weeks ago, and no answer so far.
Should I wait or keep on bombing the rest of them with my (Matt's) letter?

I Sent out probably 6-8, plus the Craigslist posting... I went to the sites for the local realtors, especially Re-Max and Keller-Williams, like Matt said in "30- days", and sent in the letter through their "Contact us" links.
I would suggest you keep going, if you haven't gotten any e-mails or phone calls yet.
i see 6-8 is still a great number of offers. I do need a Realtor on my team. Im working on that. We are planning to market even more next week. Im going to order flyers, post an ad in our local penny saver and news paper, and buy more bandit signs(they work great!!)

Oh, those aren't offers, that's how many offices I sent Matt's (modified) letter to.
I currently have the paperwork for 7 more offers sitting on my desk to be signed/initialed and sent back to the realtor I'm currently working with.

I think that if we do REI steps that we learn along the way, we WILL get those deals eventually! You are taking steps in the right direction!
