I just put a buyer together with a seller.How would I go about securing a finders fee from the seller? Are there some type of agreement contract I should use to send to him to sign?

Yes, you should always have a contract/written agreement between you and your buyer. By doing this you are ensuring not only that you will be paid for your work, but also the amount that has been agreed upon between your buyer and yourself. In addition, it's a little reminder to your buyer that they need to pay you for the work you have done on their behalf.
You can find a number of agreements by doing a Google search for "real estate finder’s fee agreements".
