I apologize for the misunderstanding. This is an ad that I saw on the internet and I want to approach it as such: A lease option, I dont want to give any money down and eventually get a person in the house. I hope this helps.

They may need a drug test. You want to put ZERO down? They may not respond very nicely to you. Also be careful, this may be a "ghost ad." Not the kind we always talk about here, used by newbie investors looking for a deal, but rather used by con artists, looking for a sucker.
Give it a try if you want, but I get the feeling if you want to do a sandwich L/O with $0 down, you may need to find a far more motivated seller. Best of luck to you...

If something looks or sounds suspicious, there's probably a reason for it. Normally people put a certain percentage down amount in their ad, "10% down, 20% down, etc." ANOTHER red flag? "No credit check, just move in." If someone else wrote this, it sounds very shady. Who in their right mind will require you to cough up $35K but SKIP OUT on a credit check?
Remember, if you see more than one red flag in the same ad, it's always smart to be cautious. A lot of people in the cities like to try making a fast buck selling a house that may very well belong to someone else altogether, just so they can collect your monster down payment and vanish into thin air.
