Hi I am attempting to do my first assignment and need to know how to obtain a proof of funds letter to submit my 25 offers.Please someone help me.

www.coastal-funding.com is a great option. You can also try www.insiderscash.com. Coastal funding’s POF letter you can print right off the site and is a little more user friendly, but with option will work out great.
Just remember when you are filling out the POF form, don’t put in more money that you’re going to need to do your deal. You don’t want your POF letter to show you have $500,000 and you’re only offering $15,000 for a property.

To piggy back off this topic, has anyone used insiderscash.com as yet? I have started to build my buyers list and wondering what my next step has to be. When I find a property is the next step contacting insiderscash or coastal-funding for proof of funds to lock the property? Should I contact my buyers before locking it up? With Insiderscash you have to complete the transaction in 3 days.

www.costal-funding.com can provide you with a POF Letter, however I had a offer on a property and when the selling agent tried to contact costal to verify POF he was unable to contact them. At that point my realtor, partner, and I all tried to contact costal with no luck. All of our calls went to a voicemail box which was full and could not accept any new messages. this was on June 7th 2012. as a result our first deal in now in jeopardy, we had to locate another Transactional Funding source. We found www.besttransactionfunding.com we contacted them and asked about having a seller contaact them about POF not only did they provide a contact number they also provided a name. My partner left a message and her caall was retunred within the hour, with them we are able to send our POF letters directly to our realtor which he can then forward to the seller along with our offer. This was not possible with costal to my knowledge. With best transaction you also have ETF (extended transactional funding)which I don't think was possible with costal.

Having said all that I have heard of some DG Family Members having success with costal.

I would suggest checking out all 3 and pick the one that best suits your needs for the deal you are working.

Hi, Someone suggested that since the seller knows you are planning to assign the contract.just put Financing is provided by a third party non institutional lender. All deals are cash deals.I did this and it worked for me.My offer was accepted from a F.S.B.O.

clarsen and redtail gave the best descriptions (and listed some great websites). I use www.coastal-funding.com for POF letter to submit with all of my deals. Never had an issue.

When locking up a contract to pass to the end buyer, can I use Coastal Funding?
Can you tell me of a Hard Money Lender that will finance fixing up a property to someone who has no money, credit that is not that great, and No Job.
Also:
Can I also use coastal Funding to lock up properties and find my end buyer and then sell it to them, If not who can I use to do this?

Hard Money Lenders

My experience with Hard Money Lenders is that although they base the loan on the value of the deal, they will want to know HOW you can make the monthly payment. Credit doesn't always come into play, but if you have NO money and NO job, it will be difficult to get one of these loans. They don't usually fund 100% of the deal (at least the ones that I know).

If you are trying to recommend Hard Money Lenders in your area, you might have to do your own search. The ones I have found are not nationwide, but local deals only.
