Step-by-Step in making an offer

Hi,
How do I make a deal with the seller? My question is, do I call him up and say, "I'm making an offer to purchase your property for $xxxx" Or do I send him an email with some kind of offer document attached? Please advise

Make a deal

That is a great question. Your approach is going to be different depending on if it’s a FSBO or a listed property.
FSBO- If you are making an offer on this type of a property, here’s my advice. Go and take a look at the property. Have the owner show you around and get comfortable with you. Listen to what they’re saying. Make note of rehab items and what you will need to put into rehab. At that point let the seller know you are going to look at your numbers and get back to them. When you have run your numbers, and are ready to submit and offer, schedule a time to meet with them in person and present your offer to them at that time.

Listed- For this type of property. Have a good realtor on your power team. Run your numbers. Then get with your realtor and have them fill out the contract. They will also be the one to submit the offer to the listing agent for you.

you may want to fill out some info on your profile so that other investors here know a little about you, where you're from, etc. so that they can network with you.

Also, make sure you're building your buyers list; you want to have your buyer ready when you get a property under contract... and make sure you have a 14 day inspection contingency on your Purchase Agreement.

Verbal - Written - RE Agents - Email

There are many ways to present an offer - depends on the situation of course. You can agree on a price and then write it up officially in a contract. This is very typical when you are not working with a RE Agent. When you are working with and Agent then definitely work with them to write it up and then they will present it to the Seller.
