I have a seller who said she is willing to sign over the deed to her house if we will pay back taxes! I have looked up the cost of the taxes owed, and this house has the potential. We have now set up a time to look at the house more closely, so I will let you know if it is a deal or not. My contractor also has his realtors license so he did some extra digging and is excited that the house is valued well. The owners bought the property, but the husband soon lost his job, so they could not fix it up and now they just need it off their hands. This could be a win win!

You will want to make sure

You will want to make sure that there are no other liens on the property. This could cause a problem when it comes time to record the deed transfer. I would highly recommend running a title search on the property just to be on the safe side because something just smells fishy. Why would a person let their home go, including all of the equity, for only the price of back taxes when they could sell it for retail value - or nearly that much?

Ran additional title report and there were liens from the city code enforcement, utility liens, and delinquent tax liens from prior tax years. You can also call these organizations separately and check for liens with the property address or APN #. After checking the liens, then run a title search if you want to proceed. At least you have a heads up before you pursue the deal and lock it up. Hope this helps. Good luck. I hope it works out for you. You deserve it. Smiling
