Making Offers Without an Agent

Morning DG FAM!

My question of the day is: How do you go about making offers without the assistance of your agent? I.E. FSBO or callbacks from your bandit signs? I know the agents have a template they send when they are making offers for you from the MLS but how to go about it without that assist?

Are you talking about contracts? If so, then you can find contracts on the lefthand side under Student Resources and under forms and docs. You may want to contact an attorney to make sure everything is legit for your state. Best wishes!

@Tammy... No, I know about the contracts. I mean if outside of the MLS props, are your offers most likely to be verbal or in person? I know through the MLS with an agent, they send an offer how they got it set up on their system but as a wholesaler, do I need to worry about that or just do it in person or over the phone?

Making an offer

You can simply make the offer however you feel comfortable. You can make on the phone, email or in person. Then when the seller accepts your offer you will write up the contract.

Written Offers

When you contact a possible seller, you are going to talk about the property. Discuss motivation and then get around to what the seller is asking for the property. During the conversation, you may verbally agree on a price. If that is so, always (let me repeat) always put that is writing with a formal offer.

The conversation would go something like: "Mr. Seller, I think I could work with a purchase price of $X. Would that work for you? Great, let me put it all down into a contract and send it over via email." They sign it and everything is a go.
