Finally an offer Accepted! First one.

So I finally had an offer accepted on a property. I locked it for $405,000 and I am selling it for $410,000. Property is worth over $525,000. I have been calling and writing emails all afternoon. Come to find a lot of my "buyers" don't look all that promising now. What happened? Oh well. I am placing adds everywhere and I will get this first one done! Man I need to. My garbage company just went on strike yesterday so I have no income right now. That is just another reason. GET'ER DONE!!! Let's see. I do have my exit strategies if needed, but I will do everything possible to not need it.

I just have to get this first assignment behind me so I can move forward with my investing career. Patience, patience, and patience. Breathe, breathe, and breathe. I feel better. Got to go I just wanted to say thanks for those who have been helping me since I started and all the information on this site. I still can't believe I had an offer accepted. Half way done.

First I want to say congratulations on your find. You did good. IF the comps are good you will find a buyer. Go to large land developers and contractors who build those types of big nice homes. They enjoy buying these kinds of houses at good prices. Good luck!

I love this website and the

I love this website and the DG family. Everyone here is so supportive and I can't thank you enough. Again it is all baby steps. This is just another big step forward. I have a few buyers that are interested. They are doing their homework and then I need to get them in to do an inspection here soon. I am still placing adds and I am doing what Sistreat suggested. I have left messages at quite a few offices. I will exhaust every possibility to get this assignment done! If it doesn't happen then I know what I need to make it work on the next one, and I'll have no excuses or "what if's" because I did everything I could. I really love this game. If it works, then I will have helped an estate sale that has been on market over 400 days sell, help a buyer, any buyer get a heck of deal in that area, and I can finally take my wife and son out to a celebratory lunch of icecream and Dairy Queen!!! Love those blizzards man.

I know this is coming in late but, have you placed adds on craigslist or yahoo homes yet. Classified ads and bandit signs might help also. I know the clock is ticking for you, so consider these moves if you haven't already.
