Welcome to the board. I know you will make lot of REO friends and find out some great information along the way.

I wanted to help you get your wording right on what you are wanting people to send you.

You want someone to send you a filled in Purchase and Sale contract
You also want someone to send you a filled out Assignment of Contract form

This will help people better understand what you are needing. I know as a newbie the right words are hard to find in the beginning. Good luck with your investing. You have came to the right site. Dean is awesome!

If you make offers through a realtor they will supply the contract, otherwise contact an RE attorney or an investor from your area (find them at a REI club)
and get what they use. Most realtors are not going to have an assignment contract. Get one off Deans site and have it checked for legality in your state.
Fill it out as if you have a deal and work through what you don't understand. You will find you learn what really works and how it is done if you take action yourself and don't ask for some one else to supply the information for you. This is true in all aspects of investing, contact the people that are doing what you need to know in your area in the real world and learn it for yourself! This will also aid in building your team.
I see alot of advise and opinions coming from people that have not done an assignment or any other kind of deal. Get with those people that you know are active in the area you are going to work, realtor, investors, contractors, inspectors, Hard and private money lenders, etc.etc.
