This property is a very nice investment. Yes the units are older but the current owner repaired and remodeled the entire complex. Yes there aren’t 100 units or more but the 54 that are there have been full for over a year and there are applications in office to fill up any vacancies.

It is not on the MLS, I believe it MAY have been at some point in the past, but I'm not sure. I'm birdogging for a buyer on this one, and sharing 50% of the birddog fee if someone else brings a successful buyer forward. But,there are 3 attachments on this message you can send them.

Mike is correct, I am a principle buyer with my group. We buy distressed properties. At 12% cap rate but a full occupancy, where is the distress here?

Also, if you want a serious buyer to buy, one's who have money, they are not going to just make an offer without seeing financials and doing a preliminary due diligence.

I have about 20 questions I need to get answers to before we can make an offer. We have ready cash and can provide a LOI and POF but only after we have the right info to make a decision.

I am birdogging a buyer for the wholsesaler who is working directly with the seller. I have not signed a NCND for this as I will give the wholesaler the buyers name. If the buyer ends up buying the property, there is a 1% fee paid to me. If someone has a buyer and isn't the buyer direct, I will give them 50% of the 1% if that buyer is the one who ends up buying the property. Now that I write that out, I wonder if I'm doing it right or not? This is the first time I'm birdogging for a wholesale seller.
