Hello my name is marla, and I'm totally new at wholesaling. And I need to know all there is to know about it. I want to know is it the same as assignment of contract. If not I could also use some information about this too.

Remember, if you are making offers through a realtor, they will supply the contracts. If you are working directly with a motivated seller than you will supply the contracts.

The hard part is finding the great deal that you can make your mark up on and provide the numbers (that are accurate) to your buyer. You said you are going to wholesale so you must know how to determine what the property in question will quick sell for (actual ARV), what the costs of the remodel or rehab will be and present these numbers to your wholesale house buyers.

Writing the contract comes after you can do the above and it is not difficult!
I'd be glad to walk you through the process once you find a REAL deal. I'd be glad to help you determine if its a real deal if you need.

Once again, finding the property that you can wholesale to one of your buyers that you already have lined up is the hard part, writing the contract is easy, don't worry about it.

I'm interested in wholesaling until, I make enough to buy the properties myself.

I still wholesale whenever I can! Quick easy, no risk money!! I do fix/flips of my own, but do deals however and whenever I can. When I find a deal I don't want or can't do at the moment I wholesale it!! So do both!
