I have a lead on a great property,but I have a question.I checked out this house with the listing realtor but I have my own buyers agent,If I assign a contract to an investor do I have to compensate my realtor personally or will she split the sale with the sellers agent? Is she out of the deal when I assign the contract to another investor?

So let me understand I use my realtor to get the property under contract then I assign the contract to another investor and the other investor compensates my realtor. (correct!) Sorry I am very new at this and this may be my first deal so I want to be sure that my agent don't lose out on her commission.

your investor is taking your place in the contract, for assignment fee to you, and completes the deal according to the contract.
the agents get paid the commission on the sale

some ppl get 100% at closing, some get 50% at assignment signing and 50% at closing. Just make sure you have everything in writing!!

I think you should get the whole 100% as soon as you assign it. What if something goes wrong with the close? And, then your out of luck. But, it's totally up to you.
