FindlegalForms.com. Has anyone successfully used it?

I found this site while searching google for a Louisiana contract assignment form. The form is ten bucks and the site says 60 days money back guarantee. Now the webpage says designed for use in all states. Just was curious to know if anyone has used this site or others like it.

Thats what I should be doing.
The reason I asked was because the purchase agreement that a local attorney gave me after showing him the one from this site was pretty much exactly the same, except the layout was different and it had the state seal. I just wanted to know if there is a state approved assignment of contract form with the seal and everything. This attorney told me he believes that assignments are legal in LA, said they weren't if the contract specifically said no assignments. I'm getting fed up with the 'sorta' answers, I think I might just go do an assignment and if the seller says "you can't do that", give them the attorney's number,lol.

Contracts on Find Legal

The contracts on findlegal.com are real contracts. Here is the caution however: The contracts are generic and most of the time the contracts are not state specific contracts.

For example: the wording for a real estate purchase contract in Louisiana will be very generic.

Will the contract work? Yes.

What may be suggested? Use contracts that have already been established and used. You can actually get a real estate purchase contract from a Realtor in the state you are working. This contract has already been tried and trued and will cover the wording and verbiage your state requests and even possibly requires.

My question is:

If you are using the contracts from this site; which I probably will, they are not state specific either and you have to fill that in right? So what is the difference in using contracts from another site?

What ended up happening was I printed all the contracts off of DG.com, then emailed them to an attorney, and half an hour later he sent me back a state approved purchase agreement(which is all he sent me. Tried to ask about state approved double closing documents and assignment documents, but he never responded) which you MUST use if you are going to do a deal, with an realtor involved, in Louisiana.

(Tammy, PM me if you want me to tell you what I told the RE attorney in my email. You will have to be specific if you want the attorney to do everything you ask)

Difference in using contracts from another site?
According to Coach Nstreet(above), nothing really. I was trying to see if I could find a site that would give me state specific contracts with the state seal of approval and all that, but I guess not.
Tammy, I think it would be best to do as Nstreet says, get your contracts from an agent you don't plan on working with and compare them to the DG contracts and have your attorney make the changes you want to them.

Well that site shouldn't be advertising Louisiana specific contracts then. Thanks for the tip. As of right now I know I can buy and sell, and assign. Kinda gave up on the double closing. I want to do some FSBOs before I start messing with REOs.
