Trying to get my foot in the door.

I've read Be A Real Estate Millionaire, and it has inspired me to invest in real estate in the future. I'm only 20 years old, and I'm still in college, so I was planning on getting into the business after I finished school. But, the idea of assigning contracts seems like it could work for me right now.

I've been reading about re-assignments for a little while, and I get the basic idea of what I need to do. However, I need some help figuring out the best way to find discounted homes. I've been trying to find pre-foreclosures in my area, but I haven't been able to find any notices of default or anything like that in the public records. And even if I did find a home at a cheap price, why would someone sign off on a contract when I have no intention of buying the house?

They'll sign off on the contract because you're offering a way to sell their home quickly. That's how you're helping them. Instead of sitting on the market for 90 days, you'll already have a buyer that can close in 30 days!

You can get NOD (notice of default) from any realtor. There's so many of them roght now, most realtors are happy to flood your email with them!

Good job on taking action. I'm only 18 and I am closing on a home within the next 2 weeks thanks to Dean. Anyone can do this. Check craigslist, reltor.com, the local paper, check everything, there are great deals out there, they don't just have to be foreclosures. When someone is selling a home, they want to get rid of it. When you have a contract it means you are intending to pass it off to an end buyer, this works out for the seller because their home is being sold, you because you'd make a finders fee for the end buyer, and the end buyer because he/she would be getting the property they want. You just need to put clauses in your contract to protect yourself, always have and/or assigns in it, that way if you can't find and end buyer to pass it off to, you will not be responsible for anything. Not Too Young To Start!

The great thing about being young is that you don't have the fear of trying! If you notice Dean started at a very young age and look at what he has accomplished then and NOW! Assigning is the easiest way to get started you want to focus on getting your buyers list of people first. Some of the reason a home owner would want to assign it with you could be they are getting a divorce or they have had the property with several realtor's or tried selling it on their own or they want to relocate to another area quickly and so forth. Dean has a foreclosure site called foreclosurealert.com. This gives you the latest up to date info for any area! If you want to really get off to a quick start you can join his Success Academy that he offers. Stay on the site and continue to read the book. Soon you will be a real estate success like Dean. MCamp I am in the same boat

MCamp I am in the same boat as you are currently in. I'm a year younger, but still the same "obstacles". I recently read both of Dean's book and listened to his recent conference call. One of the biggest things I learned from these two things is that first and foremost you need to create a buyers list before you begin looking for houses. That way when you do find a good deal you can assure the seller that you can find a buyer and close quickly. If you'd be interested, since we are in the same boat maybe we could give each other updates on new things we learn as we go.
