hey everyone....im so excited...i finally found an agent minus the other two i think i talked about in earlier post....now we have set up to meet somewhere ...just need to call him back later with a time....but im wondering ...is there anything i should ask ...any suggestions other than be as professional as i can or what?...any and all help would be great....

Some Ideas I Used

Be Truthful about your intentions.
Ask about and research agent's record.
Listen and evaluate answers provided
Do not give too much information on first visit
Do some reading about topics that you wish to explore.
Do not feel inadequate if you do not understand terms uses, ask for explanation
Be on time and prepared with pen and pad for info you need to document
Some agents are very knowledgeable, pick their brains

Real Estate Agent

It is good to have an aggressive agent that does not care if the offers you put in are low offers. One of the first assignments I would give him is to get you a list of his top 10 properties that you could by fix and sell and make 20K - 30K profit. This is a could way to see if this agent is going to be able to get you some good deals.

Just be confident and make

Just be confident and make sure the agent is qualified. You might think they are qualified at first, so after a few days reevaluate them.

Like Eric said above, let them know you want to buy, fix, and sell properties that can turn a 25k profit to show you are serious.

There are two types of Investor Realtor's out there: Rental property Realtors, and Realtors that find good deals to flip. You want to work with the ones that can find good flip deals. That's because rental properties are easy to find since you are only looking for cash flow, but flip deals are harder to come by because you need instant equity. You create instant equity by buying properties at a discount, so the Realtor must also be willing to put embarrassingly low offers out there.

Another thing to note is: If they ask you how many deals you've done, just reply with "You wouldn't believe me if I told you" so you aren't lying.

My answer would be "try me, exactly how many deals have you done???" That question is practically inviting an agent to interrogate you.

And walk away after you tell them the truth.

its an open ended answer to a question.

And those normally lead to more questions which normally lead to the truth.

And once they hear you haven't done anything, the feeling is that you did lie.

auction homes

I found a very nice home on a auction but would like to know how to work that with using the Insider's Cash ABC Flip 1 - 3 day deal funding. I would have to get the winning bid then resell with a profit. (Flip) I talked to one person who say that they will buy as much as I can bring to them.

thanks...i hope he does be a good team member.....and that meeting had to be pushed back a little ....something came up on his end he has to take care of...which for me isnt a problem.....i understand general life gets in the way of things sometimes.!

RE Agents

A few notes for working with realtors.

Ask for updates on new listings not just their office listings but from the MLS.
Ask for updates on recent sales (you can use these for comps).
Ask for lists of cash sales (your potential buyers..possible investors).
Ask the agent if he/she does BPO's (an early heads up on distressed property heading to the market).
If you are buying through him/her ask what are their terms for being a buyer's agent
for you (they then represent your interests). Understand the agency requirements
for your area; who do they represent in the transaction?
In NY and PA the listing agreement included the responsibility of the agent to submit
'all' offers.
I agree with the comments above. Do not try to cover up being new. A quote from a real estate attorney...'truth is your best defense.'
The notes above will help you cover it like a pro.

thanks for those insights....well the meeting never happened ...he was on the phone all day with something about oil and gas somewhere....oh well...were going to meet tomarow at least try...meanwhile i had a list of requirements that my buyers gave me and i sent them to him so he knows what to look for.....he even talks like he cant wait to get going like me!

brady's first....

hey an update....we didnt meet yet...i got to run by and meet with one of my buyers to see what his "Farmland" criteria is....but my agent ...yes "MY" agent is already working for me...he created an email just for me and him....he sent me one that had "brady's first" in its title....ive already got general property details to my buyer to see if he is interested and so far he is....now ill wait for him to see what he wants me to try to get it at and go from there...and also my agent asked me to ask my buyers if there interested in holding the mortgage while me and him do the work and resell for a slight fee...so i asked a couple to see what they think...know wait on there response

thats where im at so far
