You MUST do the work FIRST!!!!!

There are so many posts from people just getting started who are jumping in and JUST STARTING before doing the WORK!

I completely understand being excited and wanting (and even desperately NEEDING) to make some money! But you MUST do the WORK FIRST!

You have to know what you are doing! You can't just start looking on CL or calling on FSBOs and setting up appts to show their house and start looking for deals when you don't even know what a deal IS. Or how to find comps or write a contract or what is allowed in your state or the fact that you AREN't selling a property, etc, etc, etc.

YOU MUST DO THE WORK!!!!! This is not a get rich quick game. It is not even a game at all! You have to read the books. You have to study. You have to ask questions. You have to WORK!

In the webcast chatter this w/e, so many people were spending so much time trying to network, they couldn't possibly be paying attention to the great info they were being given. They were so excited because they "were going to get rich!" And then a few posts later, they'd say "What's a 3/2? And a 4/3?" Or "A birddog is the same thing as a wholesaler" or so many other things that are VERY basic and can be found with reading and studying. I am not making fun of any of you. I am making a point here!

Guys, NOBODY is going to pay you money if you don't know what you are doing! Why would they?

Yes, you hear all the more experienced people say "You have to take ACTION!" but, come on! You have to know which direction to point your action.

Don't make a fool of yourself with buyers and sellers and burn your credibility bridge with them forever.

If you have to come on here to ask, "Where do I start?" then you haven't read your books! Dean tells you where to start.

READ YOUR BOOKS!!! AS MANY TIMES AS YOU NEED TO!!!

Take this the way that it is meant. It is not meant in an ugly way. It is REAL life. And if this posts offends you, then you probably shouldn't be here anyway.

I agree in that one should WORK FIRST before just stepping out there. I have posted a thread actually asking if someone could tell me how much training is out there and if there are actual classes/courses? Reason being is because for me, I love to learn before jumping into anything...but I would love to know if there are those in my area possibly where there are proper courses available if someone needed to ask questions. For example, I have done sales plenty of times, and have done great...but when dealing with different laws and regulations one wants to make sure that they do everything the right and proper way. I guess, my question would essentially be: Should I just invest my money in the books first (is this the only way to find out)/Is there a way I can find out how much education I have available before purchasing said resources?

I am willing to learn and am going to, I just wouldn't want to waste my time if there's no way to find out the answers to my questions. Also, I'm trying to gather all of my thoughts this week and do as much research as I can about this field because I am actually attending one of Dean's seminars this weekend as he will be in a city near me. Smiling

Welcome to the DG site! This is such a fun and challenging endeavor! And one that can greatly improve your life. It NEVER gets boring as every deal is different.

I would highly recommend getting all four of Dean's books first. Don't sign up for any classes until you read them all--maybe several times. Then, if you decide to join the Success Academy, you will get much more out of it because you will already have a better understanding.

This is also a very good place to learn a lot. Especially from some of the older threads.

As far as getting your RE license, there are different opinions on that on the site. I, personally, had my license in CA but feel that I am more free to do things w/o it. With a license, you also have to always disclose that whenever you speak with anyone about a property or market.

I have also heard that Louisiana is a little different with some things because some of the old French laws are still practiced there. Find a good REIA (Real Estate Investors Club) in your area and you will learn a LOT there. You can Google to find them.

Ms. Karen you are truly a very kind person from what I have been seeing on here so far! Smiling I thank you along with the others that have reached out to me for doing so!!!!!!! This is very encouraging and yes ma'am! I will definitely read before doing the classes! I need to know what the dynamics are to begin with. This is definitely new territory for me but I'm super excited! So with being an agent, I would have to let the broker know when ever I find great deals or are you saying I would have to let other REA's know? I am not currently enrolled in the class yet for becoming a REA because I have been doing my research and found that I wouldn't be financially ready for the payment until next year. I just found out how much it would cost me a year! lol....and since you have done it..then I know you already know why I had to pause on taking the class now. lol....

You're also correct on the LA laws...yes Ma'am..I'm in that good ole bible belt! lol...so the laws are pretty different here...than others I'm sure. lol..

As for the great tips! Thank you! You and Ms. Firefly both have directed me to REI clubs and I will definitely begin my search today! Anyway I am able to learn is a great step for me in securing knowledge. I also look forward to utilizing this site more as I learn more on my own.
