There are so many posts from people just getting started who are jumping in and JUST STARTING before doing the WORK!
I completely understand being excited and wanting (and even desperately NEEDING) to make some money! But you MUST do the WORK FIRST!
You have to know what you are doing! You can't just start looking on CL or calling on FSBOs and setting up appts to show their house and start looking for deals when you don't even know what a deal IS. Or how to find comps or write a contract or what is allowed in your state or the fact that you AREN't selling a property, etc, etc, etc.
YOU MUST DO THE WORK!!!!! This is not a get rich quick game. It is not even a game at all! You have to read the books. You have to study. You have to ask questions. You have to WORK!
In the webcast chatter this w/e, so many people were spending so much time trying to network, they couldn't possibly be paying attention to the great info they were being given. They were so excited because they "were going to get rich!" And then a few posts later, they'd say "What's a 3/2? And a 4/3?" Or "A birddog is the same thing as a wholesaler" or so many other things that are VERY basic and can be found with reading and studying. I am not making fun of any of you. I am making a point here!
Guys, NOBODY is going to pay you money if you don't know what you are doing! Why would they?
Yes, you hear all the more experienced people say "You have to take ACTION!" but, come on! You have to know which direction to point your action.
Don't make a fool of yourself with buyers and sellers and burn your credibility bridge with them forever.
If you have to come on here to ask, "Where do I start?" then you haven't read your books! Dean tells you where to start.
READ YOUR BOOKS!!! AS MANY TIMES AS YOU NEED TO!!!
Take this the way that it is meant. It is not meant in an ugly way. It is REAL life. And if this posts offends you, then you probably shouldn't be here anyway.

Definitely agreed! If so aren't sure of what to do, maybe try to team up with a more experienced investor. Ideally, after a few joint deals you should be more comfortable and able to branch out on your own. Although, I had plenty of experience with flipping homes, I had never done any wholesaling prior to 2009 so I teamed up with a partner and got a few deals under my belt

Always great to see a member tell it how it is ; ) I completely agree with your point of view, i was also in that stage, where i was like, the hell with learning,just tell me what i need to do and lets me start making 5k or 10k .........Very very big head i will tell you, but now i have settled down and realized that it does not work like that lol
I am working with a mentor, we are making plans together, i am ready, i am part of deans programs. Guys if you want to be an investor then take the right steps and invest in yourself, take the time to read,ask questions and so forth,
I myself havnt made my first deal but i'll be dammed if i dont get my first deal soon (goal is to put out offers by the end of this month !!) You can do this because i can do it, i started like everyone else and am earning my stripes like everyone esle...

She always lends a helping hand, and I know she even answers questions that are redundant. I also know that hearing info over and over helps some people, since there is so much to learn. Still, one does not need to ask many of the questions they do, they only need to look at a few posts or read the book again, etc. Sometimes repeated information helps you as you may have not needed a particular piece of information at one time, but now could use it. However, again, people need to look before they simple ask questions. I think this is what Karen is talking about.

I also know that when some poeple are out there and don't know what they are doing it can hurt the rest of us as well. When the current investor/buyers get too many newbies that don't know what they are doing they don't want to deal with any of them, not even they ones who take the time to learn. I hope everyone is able to take your words as good advice and learn what they can before ruining thier credibility.

I agree. I always see the same thing. "How do I get started"? The information is in the BOOK....hello. If you can't follow directions by reading and duplicating, how will you ever get started. If you are not sure about a question, just go to the search bar at the top of the website and type in the question or subject. You should receive the answer to your question. Thanks for this post. I agree with you to some extent, Karen, but I don't think there's anything wrong with making original contact with a buyer or seller before doing the rest of the work. I will usually do at least the minimal amount of research, though, like looking up the tax appraisal value on the county tax assessors site before calling, but then I just call up and introduce myself and try to get an appointment to the property, meet the person and shake their hand, and give them something for free (what I offered in the original phone call). For me, that is usually a Competitive Market Analysis (CMA) and some advice. If the first phone call goes badly, most of the time I move on to the next person, and that lead get s filed. I then follow up a week or two later just to maintain the relationship.
Remember, just because people don't want to sell or buy now, that does not mean they won't want to in 6 months, a year or whatever. Of course, everyone knows someone, and they may know of someone that wants the services you're offering. If they don't know them now, they may know them, later.

I wasn't referring to doing due diligence or talking to the buyers to feel them out or build relationships. What I was meaning is learning HOW to DO the due diligence in the first place. Or how to work your numbers to see if it is a good deal before presenting a retail deal to an investor because you don't know any better.

There's a small box with a magnifying glass in it at the top left of this page; that's where you enter anything you're looking for, and believe me, you will get so much more information than what you need.
Most experienced investors come to this site to offer their help, but it's not fair to them to make them spend their time explaining something basic that is already available on the threads.
The more you research the answers to your own questions, the more you will learn!

Karen, you just said, "Jumping in," so I wasn't clear. Of course, one needs to do their due diligence before making an offer. That's true in any real estate transaction. A realtor can help in this process; they're one tool to be implemented. Dean and many others teach that we are necessary, but many users of this site seem to think that they do not need us.

That is up to you to decide. Me? I help any day, anytime of the day or week. For me, it helps me remember some things I may have forgotten. It can get annoying, only if you let it. I'd rather read the books, then come ask questions when I have questions, investigate, and keep going. Everything takes effort, no matter what you do. No one said it would be easy, but it's worth it!

I'm an agent, too, and I've asked the same question here, and I used to work with KW. They have some great scripts which I copied and took with me when I left, but I can't find them. You may have to adapt them to your purposes. Ask your broker and the more seasoned agents in your office, and if that fails ask Gary Keller or the home office. I was thinking of going back to KW here just to have access to the scripts, but I would think that someone in DG's organization would have such a thing.

Thank you for the advice. I am currently reading through a second book of Dean's and using the path delivered exactly as suggested. I started with it about 3 weeks ago but got sidelined by something else more pertinent first. Now that is behind me, I am continuing on my journey to follow exactly what Dean has written to attempt to insure success as so many have gotten previously. At nearly 50, I am living proof that you CAN teach an old dog new tricks, as long as the dog is willing to learn.
Looking forward to sharing the success of my first deal in the coming weeks.

I'm still waiting for my books for attending one of Dean's events here in Minneapolis, MN. I am currently with the SA, I did receive the discs for 30 DAYS to REAL ESTATE CASH, PROFITS, and BARM, but what good are they if I can't bring them with me to read when I'm out and about in motion? I am a hands on person and I like to read on the go.
If you don't have any of dean's books, cut out a few x-tra activities and invest in your future. As usual KAREN, GOOD ADVICE!!

Can I bumpity bump bump this thread also..? I got "Be a Real Estate Millionaire" and read it in it's entirety a few months ago and am reading it again. For a newb I now know what I want to specialize in and that's Whole Selling, there's a nice section in Deans book on that topic. And yes I agree that individuals need to read, study and then read, study some more, also use the search forum topics for answers that have been answered time and time again... jm2c
Get the knowledge, align yourself with a realtor, attorney and reliable title company, build a TEAM (ie).

Carol Stinson (freeindeed) has a very good site devoted to wholesaling. I am sure she probablyhas a link on the bottom of her posts.
You have to enter the Captcha codes until you have posted enough that you are not considered by the system to be a possible spammer. Start posting more often and it will get less and less that you have to do that. I still have to do it every so often and we all know I certainly post a LOT! It is a hassle but necessary due to the immense amount of spam we used to get!
