There are so many posts from people just getting started who are jumping in and JUST STARTING before doing the WORK!
I completely understand being excited and wanting (and even desperately NEEDING) to make some money! But you MUST do the WORK FIRST!
You have to know what you are doing! You can't just start looking on CL or calling on FSBOs and setting up appts to show their house and start looking for deals when you don't even know what a deal IS. Or how to find comps or write a contract or what is allowed in your state or the fact that you AREN't selling a property, etc, etc, etc.
YOU MUST DO THE WORK!!!!! This is not a get rich quick game. It is not even a game at all! You have to read the books. You have to study. You have to ask questions. You have to WORK!
In the webcast chatter this w/e, so many people were spending so much time trying to network, they couldn't possibly be paying attention to the great info they were being given. They were so excited because they "were going to get rich!" And then a few posts later, they'd say "What's a 3/2? And a 4/3?" Or "A birddog is the same thing as a wholesaler" or so many other things that are VERY basic and can be found with reading and studying. I am not making fun of any of you. I am making a point here!
Guys, NOBODY is going to pay you money if you don't know what you are doing! Why would they?
Yes, you hear all the more experienced people say "You have to take ACTION!" but, come on! You have to know which direction to point your action.
Don't make a fool of yourself with buyers and sellers and burn your credibility bridge with them forever.
If you have to come on here to ask, "Where do I start?" then you haven't read your books! Dean tells you where to start.
READ YOUR BOOKS!!! AS MANY TIMES AS YOU NEED TO!!!
Take this the way that it is meant. It is not meant in an ugly way. It is REAL life. And if this posts offends you, then you probably shouldn't be here anyway.

Before you ACT you should KNOW what strategy you want to do and why. A-Z. Not every little detail, but definitely the gist and which chapter/bookmark/product to refer to for each step of the way. As unconditionally loving and generous as people are on here, you can't expect people on DG.com to hold your hand or carry you the whole way for free!! Personal responsibility is HUGE! People please don't dilute the potency of DG.com, with LAZY posts if you can help it. Let's keep this site proactive, positive, and potent!

Thank you Karen. I have read two books and I am working on a third. I plan on reading all that I can. After a personal loss I took a 2 1/2 year break. I am back at the SA and this time with a mentor. I took every penny I had to sign up for the IE membership. I thought the "networking" was a bonus to the webcast. I enjoyed some of the chatter but had to go to full screen because it got distracting. I really enjoyed the advice from every one of Dean's guests.
I also know that when some poeple are out there and don't know what they are doing it can hurt the rest of us as well. When the current investor/buyers get too many newbies that don't know what they are doing they don't want to deal with any of them, not even they ones who take the time to learn. I hope everyone is able to take your words as good advice and learn what they can before ruining thier credibility.

I'm one of those neophytes / restarts and I realize "A" (ascertain the knowledge) does come before "B" (build your team & B active) and certainly both come before "M" ( make money, one deal at a time & earn as you learn ).

Too many people are jumping in without knowing what they are doing. I have been doing this a year full-time, and I think that is needed. Of course I want to make the first deal, but I want to know that I am doing this right. I know I ask a lot of questions and sometimes ones that I could also look up. I still agree that too many people ask things that they don't need to when it is posted all over this site. I am quite likely as I said guilty of it too. It is also better to ask as someone will usually help, but there is also a time to do your own research and like Karen said know what you are doing before jumping in.

I know Im new here, but as a habitual researcher, it drives me crazy to see the forums, which are FULL of incredible helpful, intelligent tips, and strategies get bogged down by people asking how to find buyers. Or what is a bandit sign. Or whats an assignment. There is a search function at the top of the page.. and there is a flow chart that breaks down the forum's different categories of conversations, USE THEM! I find myself looking for the "x" to delete unnecessary posts constantly. As so many of the greats here say, no one is going to do the work for you. The answers are fairly simple to find if you look... but they get harder to find every time someone opens a new thread or highjacks an existing one to ask a simple, already-been-answered question. We all have unique situations and will need guidance from time to time.. just make sure it is in fact a unique situation before trying to take the easy way out. That's my two cents, anyway!

I wish more people would just invest a couple of bucks and some time and read some of Deans books. If your not much of a reader then at least get 30 Days to Real Estate Cash if you are looking to get into wholesaling. It is such a quick and easy read that you can get it done in one day. I have read it at least 4 times now and keep referring back to it.

BIRD DOGS or HOUSE SCOUTS get fees to locate vacant, abandoned houses for Wholesalers or Investors. They collect a nominal fee $100-250-$500 IF, AND ONLY IF the submitted property is CLOSED on. They find A LOT of these properties. They're "eyes" on the ground for those who require this service, if you will. They drive around to SCOUT OUT properties, period. Little RISK, a little moolah.
WHOLESALERS are the "middle man" (matchmaker, liaison) who are 'brokering' deeply-discounted properties to sell to end buyer for a profit. They MARKET for and collect SELLER LEADS, finding a worthy property & negotiate a DEAL. They actually GET properties UNDER CONTRACT and then control their right to sell to an end buyer, albeit, an investor/landlord, a rehabbing investor, or even a tenant buyer. They "qualify" the lead property by running the numbers (according to buyer's criteria) and NEGOTIATE a lesser-than FMV purchase price, leaving enough "meat on the bone" to make it appealing for their end buyer to purchase QUICKLY. And, they MARKET the property in a short period turnover; typically under 30 days. There's a little more risk involved here (and work) and that's why they can command and collect a more significant fee for their efforts. Typical profit made = $2K-$15K, depending what the discounted monetary spread was in the property.
INVESTING BUYERS have a greater RISK because they in fact supply the CA$H to make the transaction go through to close. [Seller > Wholesaler > End Buyer]. They will actually HOLD TITLE to the property AFTER this process is complete. They will then make necessary repairs/rehabilitation to said property. The INVESTOR will most likely RENT out this property as ong-term holding for investment purposes; possibly re-selling at a later date down the road. Otherwise, the REHAB INVESTOR will do the repairs and then FLIP (resell) the property again at RETAIL.
PS. Do TAKE the time to read the FORUMS. It's chock full of info! Study ONE TOPIC per day. Discover the entire picture of this process of real estate. The education there is priceless. Take notes. Write things down. It is easy to get lost or find a post sometimes and it's hard to maneuver around this site, at first. Explore it. Bookmark pertinent info. so you can refer back to it if need be. The blogs, the forums, my inbox, your inbox, private messages, start a topic, my blog, your blog...
Perhaps, RE-READ Dean's materials, as well...until it really sinks in! We were all newbies at one time, everyone has their own learning style and approach. Confusion sets in. And rookies want to learn directly from the experienced. It's fear. It's doubt. You will find most of the answers to your questions in the Forums. And, remember there's a world of information (Internet). It's not the only place to get answers. Get your ducks in a row...
It's really all about MARKETING to get the LEADS.
Make an ACTION PLAN, COMMITMENT to your plan, THEN take ACTION!
Spend your TIME & money on MARKETING for starters, not an LLC or buying. Build your seed money! And then INVEST it back INTO your business for MORE LEADS. It's all about the Leads! Buying Real Estate for yourself will come at a much later time down the road when the money is there to do so.

Karen, I know questions are redundant. I know because I have answered them several times. Minor frustration. LOL
Repetition helps me, too, though. We are all at different places in the learning curve. Some subject discussion matter doesn't apply to a given time. Jesus said: "SEEK and ye shall find." Some peeps are timid. Some take longer. Some "try" by asking the questions...Some don't even try.

I ABSOLUTELY do remember when I first began! And for over two years now I have literally worked my tail off learning this business and still learn EVERY day-12-14 hours per day! I do not expect and never DID expect anyone to hold my hand through it. Those types of people will not make it. That is my point!
Everyone has got to put on their big girl or big boy panties and do the work before they can get out in the field or they will FAIL! Simple as that!
As far as helping others? I don't think that anyone who has been on this site for any length of time, can in any way say that I do not go over and above helping others CONSTANTLY! Besides all my posts on here, I have a steady stream of PMs and phone calls asking for my help and as long I feel that someone is serious about this business, I NEVER say "No". But people have to help themselves.

What are those for, anyway? lol just kidding.. another commonly asked question that I looked up a few weeks ago. I agree Karen, I'm pretty sure I have thanked you for your above-and-beyond help at least 3 times this week, with very specific situations that had not previously been discussed in the forums and I was stuck on. You even went as far as to consult with an expert on my behalf and then follow up with their response. I dont think anyone would question your willingness to lend a hand to those who are (truly) trying but get stumped.
Oh and Kat, if there IS an open spot for an administrator to edit/clean up the site, I'd LOVE to do it!! But I wonder how many 'points' would be deducted once I started removing all the posts that were irrelevant to the subject of the thread? lol

Yes, you are correct and I'm glad you posted this thread. That's one of the reasons I haven't been on here as much (other than my own circumstances). It's VERY VERY frustrating to see the same questions being asked OVER and OVER when it's evident the person hasn't BEGUN to make an effort to do ANY research or LEARNING on their own!!!

It's good to know where and how to find your resources; the more you know, the better equipped you will be when you go out and take action!
I keep re-reading DG's books; I always find something that I missed or did not get the first time I read them, and I put little sticky notes on pages, and I write in them, and I highlight them, and I go back to them when I need to find some information.
Also, Dean's Weekly Wisdom blogs are full of great information, and anyone can watch them anytime!
There are so many great threads on this site where anyone can find answers to most of the questions; posts from Matt, from Carol, from Rina, from Joe, etc. etc. just enter a word in the 'search' box at the top left of this page, and tons of threads will appear; so much information available, it's unbelievable...

I was making general statements about repeated questions on the blogs and how I feel having been on both sides...they can get irritating, if you let them. Some people don't use maps or GPS systems for driving, either.
Wasn't directing to anyone specifically. No personal attack. It was a general response. I have my opinion. And I look at it from both sides of the coin. I've asked questions for direction. And I've answered to share my knowledge. Receiving and giving. Plain and simple. No offense intended. Lighten up.

Definitely agreed! If so aren't sure of what to do, maybe try to team up with a more experienced investor. Ideally, after a few joint deals you should be more comfortable and able to branch out on your own. Although, I had plenty of experience with flipping homes, I had never done any wholesaling prior to 2009 so I teamed up with a partner and got a few deals under my belt
