My real estate agent is whining at me

I contacted agents a few days ago until I found a two that would work with me (maybe a third, but she'll be out of town for a week and I will contact her when she gets back.) I asked for the 35 listings of starter homes that are vacant, as-is, and/or have had a price reduction, with all notes. That was two days ago.

That same evening, I was emailing back and forth with one of these agents. The first of her emails said:

"Received. I will get back to you with propective homes. They will come to you as a Client Detail Report."

Then she asked me how much rehab work I was willing to take on, so I told her.

Then she asked, "How many Real Estate Agents/Broker's have you contacted?"

I responded, "I have requested the same information I asked you for from just a couple others. And going back to the 2/1 houses, on second thought, I can rent those out, so please do include them after all." (She had told me she wouldn't include them because they have a low resale value, and I told her I wanted to flip.)

She responded with, "Another piece of the puzzle, you will rent. Now I am better understanding a profile. This is going to take some work...."

Now I'm thinking, is she complaining already, or just stating a fact? My response was this:

"Well, to make it simple for you, don't search out properties you think I would want based on what I have told you I'm going to do with them. Just run it through the vacant, as-is, price reduction filter and send 35 of those results to me. I'll be able to help you fine tune after I see what that comes up with. Keep the price below $85k."

She writes back, "I know there will be more than 35." I then told her to just send me the first 35 that fit that criteria.

I didn't hear from her the next day at all (or the other agent who is supposed to me emailing me the same information), and then today I get an email that says this:

"I am sorry that I have not responded yet, but do not discount my services because of this. You are asking for alot of personalized information, with alot of agents. I understand this.
But, it is not this "simple" with "notes" attached.
I will still try to respond to your needs."

Is it REALLY that much work? Is she complaining, or is it just how I am interpreting it?? Should I find another agent? This is the first contact I've had with her and she seems to be making excuses.

Whining Agent

Look at it from her perspective - she is taking time away from other clients to do research that isn't just a click of a button, and providing you with personalized results that require thoughtful analysis, combing through every listing to read the detailed remarks, while knowing that you have other agents doing the same thing. She isn't going to make a dime unless you purchase properties with her, but you've told her you have no loyalty toward her. It's like telling a prospective girl friend that you're dating others, but you expect her to give you her undivided attention, and you'll eventually let her know if it will work out.

If you want the best from a broker (and speaking as one, I know) - give the same loyalty to her that you expect from her. For a short period of time, let her know that she's your only agent, and her efforts will be rewarded as long as she's able to find properties that suit your needs.

All agents have access to the same database of info, so it doesn't make sense to have multiple people performing the same tasks. Go with the one who seems to be tuned into what you want to achieve, and you'll get the best results.

In the beginning of my quest to be a Real Estate Investor I awkwardly talked with at least 5 agents over the course of a year they all said yes and only
provided a few sold comps a few times only to ignore my requests later. Only one is still with me but not very fast turn around on getting the info.

I have since bumped up my game and make sure they understand that their is money to be made on their side too for little work. Submit the letter that Matt wrote on Profit From Real Estate Right Now in Dean's Book page 111-114 Part II The Perfect Real Estate Agent=Huge Profits. There is a process though
making sure you have your Buyer's List in place! Go get them Matt and let us know how it goes if you havent already!

RE Agts and MLS

Actually sorting through the MLS here in Houston Texas is a very very simple process for a licensed RE Agt. They specify a few criteria (i.e. Area, Price Reduction, Vacant, DOM etc.) and abracadabra out comes a list of houses with just a few clicks of the mouse. As a matter of fact, even the lay person can select a few of the same criteria (Vacant is not available to the lay person for obvious reasons) on the public website.

I don't know her reasons, but I think she is making a mountain out of a mole hill, imho.

I absolutely understand that she is taking time away from other clients, but at the same time, shouldn't she be willing to do one task to impress a prospective NEW client? One who will be bringing in more business?

That's what I thought - I don't see how running a search with simple parameters and forwarding it to me is a lot of work.

That is not a difficult report to pull here in CA either. My realtor always says, "It only takes me a couple of minutes!"

Just curious though... Why do you have her only send you 35 listings? It is a numbers game. I take the whole list and submit on any that fit my criteria.

I DO understand her hesitancy if she knows you are working with other realtors. When I first started with mine, He asked that I not work with anyone but him. I told him that as long as he was able and willing to help me with what I needed, I had no problem with that. But if not, I had to do what I had to do. He is amazing and does anything I ask even though other agents in his office (including his broker) tell him he may be wasting his time. He told me he believes in me and trusts that I know what I am doing.

Thanks, Karen. I asked for 35 because that's the number that Dean always says to start with for the 25:1 strategy, at least when contacting a REA for the first time.

I would tell her that if she does a good job I will work exclusively with her, but so far I am not impressed with her attitude, so I don't want to make that promise. I am waiting on one more REA that works almost exclusively with investors to send me listings as well, and am going to make a decision once I hear back from both of them.

It's not hard at all. Actually you made it very simple for her. You told her your criteria, and that you only wanted the cheapest 40 listings (as long as they are starter homes) in that criteria. Then you even stated you would do most of the work for her.

I think she just doesn't understand what you want, or shes not the right agent. Give her a call! Text/email can get confusing sometimes.

she was whining. She was stating a fact. She was trying to get an idea of the different scenarios you will consider for ur investments. She said it would take some work, because she wanted u to know she was being thorough. The follow up response, however, does seem to be a reaction to the fact that you will be working with other agents. If she is anything like me, she understands the investing side of the market, but also cant help but want to do a detailed analysis of each property before sending it to a client. That involves narrowing down searches to fit certain guidelines, sure.. but agents who think like me will want to take that further... check the documents section for sellers disclosure, foundation issues, special addendums required, etc; then run comps... double check the comps since they will determine ur profit, not just whether the house is worth what they're asking for u to live in it.. its a tricky situation. It boils down to quite a ton of work. Unless of course u find an agent who doesnt over-analyze and can just click, click, click, then send.

I think for the first time ever, I realized why people here always say how important it is to find a REI friendly Realtor. It isnt necessarily just that they're ok with submitting tons of offers or having u work with multiple agents, its also the ability to disconnect from the standard mindframe of client representation. Hmmmm. *ponders*
