30 days to Real Estate Cash- list of cash only buyers

The "30 Days to Real Estate Cash" explains to 1st get a list of buyers who paid for their property with cash only.....in calling several counties and realtors and asking for such a list, all of them said it is not possible. County workers stated that I needed to look through the property records 1 by 1.

A 2nd suggestion from the question and answer section stated to get a list of probate properties. I called the county probate court dept, propety records dept and after talking with at least 6 people that didn't seem to know what I was talking about, I was transferred to someone that worked in probate court dept who firmly stated that there is no such list.

What am I doing wrong? where do I really get such list of cash buyers or probate properties?

Hi What you need to do is go down there in person,Iam not suprised at what you are saying, take the book with you if you need to and check more than one court house and dont forget Attorneys,Title Co.and Escrow offices to, Jim

Additionally, Dean and Matt stated once you have a real estate agent on your team you can request from them a list of all cash buyers within the past 90 days in the area you are interested in. This is searchable data available on the MLS. The realtor can call their MLS support staff for assistance if they need help.

You can also go to real estate auctions and REI clubs to meet cash buyers and people with access to cash. Networking definitely helps your business.

You're asking the wrong question

You need to ask your realtor to look up cash sales in the past 90 days. Or say properties that sold for cash in the past 90 days. It is possible to get that info if you know what to say and to whom. There are also programs you can purchase that will give you that information too, but I won't name them on this site. PM me if you want to know specifics. Dean used to offer the SFL program that did it, but it's no longer available. (I recently asked.)

First, I would connect with an Agent, Tell them you are looking to purchase Properties in a certain area and a certain price range.

You can't just call an agent and ask for this it won't happen!

After working with the Agent alittle ask him to look up certain areas and price range for cash buyers.

All MLS will have listed how a property was Financed.

As far a the probates go here in pa i have to go to the court house and look threw folders.

Your agent wants to give you listings...

Your agent wants to provide listings for you with the intent that you will buy something that results in a commission for them. Asking for a list of properties that have "sold" in the last 90 days for cash doesn't equate to a commission for them in their head. Start with getting listings from the and as a side note "while you are getting those listings, can you also send me listings of properties that have sold with "Cash" in last 90 days?" Their focus will be on the "Active" listings that will get you to the closing table. At that point, asking the "side" favor of the sold listings won't be a problem.

Realtors

Realtors don't work for free, and we can't charge fees, either. It's a straight commission position. I was thinking about pulling comps for friends that I attended a seminar with this weekend. Although I couldn't charge them a fee, I could wink and ask them to make a donation to a charity that I was passionate about (like the one I own and operate).

Also, I could sell them a program that provides cash buyers (a search engine), because I have one for sell.

Also, there is public access to MLS. Although it will not show cash buyers or houses that have sold, it will show you what houses are currently priced at in current neighborhoods and even how many days they've been on the market (DOM). Remember, agents have already ran comps in the area and priced accordingly, so they've done the work for you. When I get back, I'll tell you where to find the public MLS.

I also have been stuck in this area for awhile. I did ask my realtor for a similar list three weeks ago and I still have not had response from her. Aside from leg work I need to do on my own, should I continue working with this realtor? Thank you.Happy New Year everyone.
