I was just sitting here contemplating on who to vote for. Just for them all taking action and pursuing real estate they ALL deserve a paid vacation. But seeing that the Manghams have posted nearly 7,000 posts and replys helping others and those who give the most shall receive tenfold, so I honestly think a vacation for the Manghams would be well deserved.

ThomasKeys: I know what you mean. As I said from the beginning, they all deserve the title of winners, but what's worse, I'm associated with 3 of the finalists as well. It's like picking your bestest friend from your group of best friends. It was not easy!
However, having been on the DG site for a few years now, I know what the Manghams have meant to this site. I read most of their posts and their guidance to others really helped me finally get off my butt and make that first deal (and it turned out to be with them ) If that isn't a vote swinger, I don't know what is.

All I can do now is hope that you two also help swing the vote their way. I know that I would but I'm sure the Mangham's would also appreciate it.

Funny you should ask,lol, he is here in FL enjoying our wonderful weather. Actually, he told me that he was coming to look at a property from Monday to Wed of this week so I think he is back in CO by now unless our beautiful weather made him decide to stay. I'm sure he will make his where abouts known when Dean announces his name as contest winner

I'm back. Actually came back Wednesday evening.
Andy, sorry I did not get back to you. It was really a hectic trip and putting everything together in advance took a few days.
We flew in Monday and went to the property, checked it out until after dark. Met with the banks representative and a developer he had hired. They tried to sell us on the value of the property AFTER the development. Blah. Blah.
Had dinner and went back to my partners house.
Got up Tuesday AM and went back to the property. Snooped around and talked to tenants, manager, restaurant customers etc.
Met with the VP of the bank along with his dog and pony show guys. They finally
realized we were not buying based on their pro forma numbers or what a great development site this was and that were were buying based on TODAYS numbers. We had it under contract for $1.8. I told them we would have to renegotiate that price to my new highest and best of $1.5 or we would walk.
We left for lunch and headed back to my friends house. The bank called at 4:00 and excepted the offer! (We new they would) A $300,000 price reduction.
Went to dinner and to bed. Got up Wednesday did some sightseeing had lunch and caught my flight back. Spent yesterday catching up.

Andy, I will be down there in the next 30 days or so. Hopefully I will have more time and we can get together then.

You have done alot here for the DGers MM and its very appreciative.

For those of you here that haven't witnessed "his dog and pony show guys", as MM states above, its REALLY an insight and somewhat amusing, and/or insulting, especially if you've been in the business for a while. They are 'testing' you.

Newcomers starting out would be SO discouraged and Beaten down that they would just up and QUIT on the spot.

BTW MM, I know you HAD to Love the different Climate!

Loyalty is priceless. Something that is very rare in these tough times, especially in this business. I have had many, many, conversations with Michael over the years via his posts and I have found him to be a very hard working person and admire him for what he has done. Jan, thanks for the kind words. I am really surprised I made the top 8! Doing something with Dean would be to awesome to believe. But, I know the competition is stiff. The best person will win that's for sure.

Yea, I know, it's a tough life we have down here in the sunshine state. I get ****ed off everytime I have to change out of my shorts and tee shirts to go to a meeting or see someone professionally. LOL
If you makes you feel any better Michael, it will be almost 35 degrees here in Lake Wales tomorrow morning when I get up. Probably the same or colder at the property you got. Only difference, this goes away in a couple of days and it's back to shorts and sunblock. It's hard but you get used to it I'll show you the ropes when you get back down.

Jan, thanks for the kind words. I do try to be loyal to my friends. I learned so much just from reading Michael's posts that it finally got me to take action which is why I have to cast my vote his way. I know my post was biased (and I stated that from the start) but my action taken linked me right back to Michael. But as you said, may the best person or persons win. I know all of the entrants deserve the prize, that's for sure.

Mike: Once we get the Manghams converted into Floridians, we're coming after you too. lol I need you guys to be a little closer to me so we can get some deals done here
