Go to the search area right under Dean's chin and type in 25/1. You will get plenty on info on the 25 to 1 strategy.

Sounds like a nice town you live in and I can understand the love of the historic homes. Yes, the 25:1 is everywhere on here. You can also find it on Insiders elite if you are on there, and I believe it is in the book 30 days to Real Estate Cash. That is a great book and you can see it here on the front page in yellow. Best book bar none for a step by step approach!

It is on this site and 30 days to cash book. It basically means make 25 offers to get 1 deal but there is a right way and a wrong way to make offers. You need to understand your market and offer just below the bottom accounting for expenses. 30 Days to Cash is clear and concise resource to understand what to offer and why. I recommend that source.

Keep in mind - you need to follow the guidelines specifically. If you don't and you stray from them, then your ratio turns to 50:1 or 100:1 and you'll become discouraged and say that this doesn't work. I hear it all the time and once people realize that you "must" follow the guidelines and DO IT - it works every time
Don't try to re-invent the wheel
Follow it as it is outlined and you'll do great!
