I recently sold a property that I rehabbed. I know how to run numbers, I knew what I needed to sell it for to get what I wanted out of it. People (agents, partners, etc) are always going to give you their "advice" on what you should sell your property for. I was walking through my property after it was finished and I thought about Matt Larson's technique about pricing yourself below the competition for a quick sale. I ran through numbers again and worked with my agent for a few minutes to check out the competition. I priced my home $5000 below the competition (as Matt suggested). I listed it last Friday, got an offer on Sunday (offers are still coming in), I accepted one of them (full price offer) this morning! Done and done. Next.

Could I have priced it higher? yes
Could I have sold it for more? maybe

Don't get greedy, get it sold and move onto another one! My property is seeing a lot of activity because there is nothing around it that can compete. I'm not pricing it so low that it hurts the neighborhood but a little bit lower so the traffic came to me first. Time is money, the longer I sit on this house the more it's costing me. The strategy to price just below the competition works. I've done it. It works.

I totally agree with you! Move that thing FAST! If you have a good property, and price it accordingly under market value, you'll sell it quick every time. I'd much rather be on to the next one than sitting there crossing my fingers for a couple extra thousand! Great job!

I told them to sell it a little lower too, because in the end if it sits for a year you'd probably be out more money.
