One of deans video blogs he showed us that its changing and there are new ways of atracting buyers and sellers. So all that success academy lessons I learned 3yrs back is outdated? yes been 3 or more yrs with no 1st deal. Does that mean I have to pay another 2 to 4 thousand dollars I dont have? Something wrong here. Can anyone explain? or Dean can you please reply to my post and explain? Thank you.

The marketplace is always changing! You have to adapt to that marketplace. Let me ask you a couple of questions. These things come right from your original training.

1. Do you have an agent (2 or more hopefully)that you are making offers through every day? 25 to 1 system in place?

2. Are you tracking those offers. How much are they selling for in relation to your offer price, list price and ARV?

3. Have you built your buyers list to have at least 10 buyers that are active in your market and are currently looking for deals?

4. How are you consistently marketing for off market deals? Bandit signs, Craigs list, pre foreclosures, absentee owners etc. etc.

One other thing. Education/training only prepares you to get out in the real world and learn whats going on. Here is an example. A Harvard Med student studies to be a heart surgeon. He graduates from the finest school in the world. Does he go to the hospital and they hand him a scalpel and say "go for it"? NO, of course not. He becomes an intern and his real world training starts. Real Estate Investing is the same way. Dean provides the education necessary to get started in the real world. YOU have to put in the hard work and use common sense to determine where the market is in your area and how it is changing and make the changes to your business so that you are successful in any market.

Julian, I took the same training and I would not be where I am if I had not.

One final question. Did you do every step after every lesson that the Academy asked you to do?

Don't give up, change what you are doing! Remember you cant expect different results when you keep doing the same thing.

A little adjustment

Yes the market charged from 3 years ago but thats an advantage for us wholesalers since a lot of speculate buyers jumped in the market now. All you have to find out from a realtor is what are the properties selling for now and just buy a little cheaper. An agent can provide you with how much a REO properties was listed for and sold for, that way you can kinda figure out where you need to be at when making 25 offers. Also, put out those bandit signs.

I was on CL over the week end and contacted what I thought was the owner of something I thought I could assign to a buyer I have, turned out to be an active investor flipping, holding and assigning deals right now give me whatever good deals I have..WOW...

Yep I have 2 agents 5 buyers and " I " had to search out for deals myself, im good with that...Im an investor and that's what I do..

Im not trying to be an ass but it takes work...

Im putting signs out, calling from CL, papers, bird dogs, trying to partner with others anything that I can do...

I love what Michael n others said it is true n timely. i think what you are asking is, i now want to take action but the training was 3 yrs ago am i out of luck? right? No! you are not! that training is the same for today too!

nothing has changed, what has changed is that housing has gone up in value n there are buyers who pay above asking price on the mls n overpay for props, called speculative buyers, that is all that has changed, sure maybe a couple of new techniqques a couple of tweeks here n there, no problem, come here for them.

other than that go back to your training n start over, slow it down, make sure you are following every thing that they taught you, i got that similar training too, i have to go back n keep studying until i have mastered it. i have mastered some stuff but other stuff not yet.

like Walt said stay encouraged, keep studying but also take action on each task or homework you are given ok. get buyers! once i did that i felt so much more energy n momentum, you will too! i promise, just start with that, get buyers, dont do anyting else, get a list of cash sold props for your area, n pick the buyers on that list that are paying the most, study that list work it.

you can do this, what is the alternative? go work at walmart? cmon, lets do this we can do this we can, i am doing it n i dont drive n use a white can. you can do this i promise so stay encourged.

one last thing, the strategies work for everyone so what must be the issue too is our state of mind, its us its not the techniques its us! it has to be, our head, our mind, our psychosis our nuerosis you name it.

so what i recommend is first like dean says dont WATCH NEWS PERIOD! BE SERIOUS ABOUT THIS, i wasnt i cheated n watched a little news ea day almost. well no more i am workking on my mindset i know that will make the diff. why do you think people get rich, they become diff than other people,

so i would watch postitive videos ea morning from youtube for at least 15 min, i would read positive books, 20 min a day one book at a time i mean. if you can join insiderelite.com if you can its only $30 a mo i think. also i would excerc, ise every day for at least well 15 min cardio or whatever you can n 3 days a wk go to the gym or at hm do pushups n situps, actually 1st thing in the morn, bc our brains will have the bloodflow to think properly.

i am doing it n it is making a diff. we have to take care of our machines, we have to live in them we may as well take care of them, we will have so much more energy, i do now.

i know that sounds cliche n silly but really it is critical, it will make the diff, lastly i would start going to as many RE investment clubs that you can go to ok, i have n have learned so much n gained confidence n gotten most of my buyers that way. sorry for the long post but i wanted to help n thought it was important, i am not saying this like i am all that, i have done 8 deals in 2 yrs n am ashamed of myself i should have 80 deals n i know that it is my mindset, what else could it be i had the same techniques as matt larson n Michael Menghem n Jenn Gray, n Carol Stinson did n Rando on here, what could it be.

it is mindset nothing else, like Einstien said , our best thinking got us to where we are now, if we want to go to another place a higher place we have to change our thinking. i am paraphrasing,

i hope we all take this to heart because if we dont then we will all be here next year sharing how we dont have deals or not as many and we may have to stay on social security or welfare or disability or stay working at our miserable job for the rest of our lives, until we change our thinking and take action. You say you have not made a single deal within the past three years. I can assure you if you had been a real estate agent you would have reaped the benefits by now. Nothing can beat the training and support from an established and professional real estate firm. Their network and name brand alone can bring you leads to keep you busy for a very long time. You will not be limited to distressed properties only, you can concentrate on being a listing agent, buyer's agent or specialize in one of the many niche markets such as short sales, REOs, leases or even business opportunity sales. In my opinion, it's much wiser to follow a tested and proven method than to reinvent the wheel and hope for the best. Life is simply too short for such adventures!
