Who tells us we need proof of funds "Realtors"
Are you seeing my point.
Put in full formal offers with and/or assigns and the Realtors have to turn them into the bank.No proof of funds needed, just some earnest money.That's what we're told to do from the start from Dean and top users and I think we are all making this more difficult than it has to be from listening to the negative Realtors ect.

Thanks Jason for the post. After chatting with you, I thought the same thing. The key piece to this so-called "problem" is the realtors. My new plan of attack with the realtors is by-passing the verbal and email offers. Instead I'm going direct to the listing agent and doing written offers. I want to hear NO from the banks not the agent. I don't have credibility yet and so most realtors think I'm a joke with my low offers and they verbally tell me over the phone "no" without even writing an offer. No more! Starting today, I don't care what they say, I'm putting in written offers.
I just located my first home.When i talked to a buyer i said,the owner says the house is listed at 149000 for tax purpose he is asking 129000.The buyer said the numbers were not good and would not move on it.A realtor said a person looking to live in home would accept the price.The realtor also said these buyers were always looking for properties 50 to 60% below price.So now i will attempt to find other buyers to see if any interest.
The Agent does not set the rules. A listing agent is instructed by the seller (bank) as to what the requirements are, for the buyer. The bank wants to know that the buyer is able to purchase the property (proof of funds, LSR). Not doing this is what got them into this problem to begin with. I have tried three times to get banks to accept an assignment, they all refused. The banks want to qualify the buyer before accepting the contract and they want the listing agent to do that. I have seen a letter from a bank, to the listing agent, criticizing the agent for not properly prequalifing the offer (it was my offer using an assignment). I guess if you don't want to cooperate with the requirements set up by the banks, you need to go after properties that are not controlled by banks. I believe that most of Dean's programs are designed to work with individual home owners.
You can go directly to the listing agent, but if you do not give them the information required by the seller, I'm not sure that they are required to submit the offer. Even if they do submit the offer, you will be countered to provide the information, before consideration for acceptance.
This has been my experiance, and I don't think I am a "negitive" Realtor.

Assigning contracts is a very easy process. It should be part of your weekly routine in the beginning.
You've got to find your obstacles and call them out! Unsheath the sword, and do battle with whatever it is that holds you back!
