Ok guys... at the conference Dean said to pick out a house and use it for practice. Here is the link to my Next practice project.

My plan - to make offer at 50% below List Price and negotiate from there.

So the LEAST you would want for profit is the 200K? Is it because there are expenses? (I know percentage-wise it's cutting it close, but that still seems like a NICE chunk of change!)

We're all pulling for you girl! I'm so proud of you and your determination. If the owner doesn't accept your offer, then move on to the next one. I know you started this deal as a practice deal, and from the way it's going you might hit a home run. I'm proud of you Anita and whatever happen with this deal, it's a win/win situation for you and all of us. It's a win situation for you because you take on a multi-millions dollars home when all of us are afraid to make those kind of offer. UPDATE - 5/14/09

Here is a copy of the email we received from the other agent. From the tone of it you can almost read the sort of person she may be. When you take in consideration all of the comps the price she has them expecting is totally off the wall. But you read her response and be the judge. I am going to follow this with another call to the owners tonight to see if they can do better. It I fail to get them to my numbers the no harm no foul, and I simply walk away and move on to another immaculant property - especially since I already have a but on the hook. Read on.....

The sellers are not desperate, just want to sell as the husband has been transferred. The lowest the sellers will accept is $2,495,000. If this will work for your buyer, please let me know as we will want to counter on the earnest money and miscellaneous HOA fees. I can prepare the counter for signatures if your client still has any interest in the property.

Anita, I believe the agent is seeking her own interest. Maybe you could submit a counter at $2.1 mil and get it locked up. However, with this put it as a final offer or you are moving on and see what works. This is a great property and I know your buyer will be pleased. Keep us informed. Good Luck.
