20,200 now, 184,900two months ago

I was checking into a house that I have had my eye on for a while now...It was in pre-foreclosure, but just read up on it, and they had an auction on it may 16th I believe...In order to check into seeing if it got sold, would I check out the town hall???And if it wasn't sold, how would I go about buying it???Through the town hall(tax sale type of thing)

The house is nice, and if it hasn't sold yet, I want to jump on it like crazy...

Any ideas on what to do or how to approach it?

Marc,

You may want to start with whoever held the auction and/or the auction company. Was it the town? If so you can probably find out at city hall. Another approach might be to check with your county assessor's office or the county treasurer. The treasurer should handle the tax bill and may be able to provide the information. I called the listing agent of that house for the heck of it the other day, but got nothing back...

I went to the town hall, but was told it takes 2-3 weeks for them to find out the information about it being sold...

I wrote down the owners name, and the bank where he had financing through...Called, but didn't get very far with them...I think I will try again...

going to email the listing agent, cause "why not"

What other step or steps can I take to find more info out about if it was sold or not yet?

You might try calling the listing agent's broker. Or try sending a letter to the address. Hope this helps............Lubertha

UPDATE

I sent a fax to the bank who the house had the loan through...I tried calling, but got connected to a recorded message that basically said if I want any info at all(and they aren't obligated to get back to you is what it basically said), fax them what I want...So did that...

I emailed the listing agent, and called him, but got nothing until this morning...His email said:
Marc,
The property has already gone to foreclosure auction. I don't have contact with the seller any more there for it is making it very difficult to actually work toward selling the home for them. the current list price is still at 184,900 I can contact the attorney handling the case for the owner, she has been a pain to get a hold of but I can look into it and see if it is still possible to sell the home despite the foreclosure. The home does need a lot of work, let me know if you'd like me to check into that information for you. Thank you

If it needs a lot of work, the 184,900 sound REALLY high...It sounds high even if it doesn't need a lot of work...Do you know who dealt with the auction? Is it possible to put a bid in for what the property started at at the auction? Any more information would be great...I appreciate you taking the time and getting back to me...Any more information would be greatly appreciated also...

Of course not knowing what I am doing at all, just kinda trying my best to pull info out from anywhere and everywhere...So plugging away, and until I get a NO from the bank, the attorney, and whomever else may be involved, I'm gunna keep pushing till I get hopefully a yes...

Sent another message to the agent...haven't heard anything

faxed over to the bank...heard nothing either

And did find another property going for auction towards the end of the month that I am going to check into also...So hopefully I can dig up some info on these couple properties...

did hear back from the listing agent on the house that is foreclosed and all that...He said he hasn't heard anything bout the house from the attorney, but again, the attorney is a pain...So at least(unless he is lying)he is attempting to get some info...

haven't heard from the bank either(there is a big suprise)

Anyways, hopefully Ill get good news eventually, or at least hear something about it

What I do know though is that you have the action phase down and I am so impressed with the fact that you are working tirelessly, every day it seems, to make this happen.

no...Not at all...The attorney is on the side of the property that went into foreclosure, then auction...The listing agent on the property has to deal with their attorney, who he said was a pain...

The attorney you helped me out with, is still great...Awesome guy so far.

The multi isn't gone as of now...Unfortunately, many problems have come up and I have some how gotten around them all...But the problems that have come up recently, are completely out of my hands.

but still trying to figure things out, so it isn't completely gone yet...Just a lot of junk basically...This is just another thing that I am working on in this crazy real estate game.

I hope you can get this property, if you can make that happen it would be amazing!!! Me and my partner have found a 4unit property upstate for 80,000. Might have to put 15k up as downpayment but would most likely be getting this $ back in 1 year after we refi. Looks like we can get some seller financing for 1 year. After taxes,and everything, we would have atleast $600 in positive cash flow a month, so ($300 each atleast).... I am so excited and the owners are eager to work with us. I think I might have my 1st deal by then end of this month. Hoping I will be taking the trip upstate this month to finalize everything, my 19th birthday is Aug. 9th and I think I can really own a house before I turn 19!!! Cross your fingers for me angela and marc and everyone else who can would be great. I'll keep you guys updated.

From Brooklyn, 'upstate' could be a very long way, for Marc and me though, it could be a 5 minute drive.

It is upstate about 4 1/2 hours away, way further then westchester, it is up on the ny state thruway around exit 29. My partner checked it out and I've seen pictures, next step is for me to go there and sign papers. Don't think you can help me with that LOL. I know you guys are here for me, the support from you guys and the entire site is amazing. We are talking with the owners now and we are making this deal happen! Should have an update this week.

thanks guys...I think the property will sell very quick either way...Has very very little work needed, has POSITIVE cash flow, and will def work for any investor that buys it...

Either way, regardless if I lose this or not, I will keep working and make sure this problem never happens again...make some deals...Who knows, maybe once I start doing assignments(and they are as easy as everyone says) maybe I will just assign properties...1 a month at 10,000...120,000 a year for assigning ONE property per month...So who knows...Just have to work a little bit harder and make things work...

Marc,

Keep up the good work and keep these types of properties on your radar. You want to keep yourself in a position that when the bank is ready to move they think of giving you the call. Persistence pays off and sometimes it is "the squeeky wheel that gets the grease". I always say as long as you can be "Professional and Persistent" a slight "press" can make you be victorious!

Also, it sometimes becomes helpful to understand how these REO transactions sometimes work. The more information that you gather on this REO potential deal, will better prepare you for the next REO opportunity. I hope this works out for you and you get a great deal. Believe and Achieve!
