Hi Matt,

Congratulations on all your success! I'm working hard to follow in your foot steps. I've only done 7 deals so far so have a long way to go. Smiling In this weeks conference call you mentioned how adding a web site address to one's bandit signs can sometimes double the response rate. Can you recommend where to go to get help with putting up a web site that isn't too costly to setup and maintain? Are there companies/sites that you know of that specialize in helping REIs setup their own web sites? Thanks for any assistance you can provide!

Hi Martin. Sorry I can't keep up with that post. I used to spend several hours a day on the site to help Dean launch its popularity but now I just can't commit the time it takes. RE Agents

Hi Matt,

I'm a little stuck on a point with RE Agents. If I am going to do Assignments, how does the RE Agent make her money? If my cash buyers already have an Agent, how will mine make her money? If I am going to get her to do a lot of work for me, I need to know why they will want to work with me? I've already had Agents ask me how they will make their money. I need the right thing to say so that they see that they will get their cut and work with me.

Questions about Real Esate agents!

Hello Matt!

This is Matt! Matthew Dada from Houston,TX. though! Every time Dean refers to you I feel as if he speaking to me!! Ha Ha! I still have a little ways to go though! I have a few questions for you man regarding real estate agents.

1. IF I have a agent or agents putting out offers for me and I lock a property under contract for 30 or more days, is it illegal for me to then turn around and market it to my buyers? (I.E. buyers list, bandits signs, online site.)

2. How do I get around or is it possible to get around putting earnest money down to lock a property under contract to turn around and maybe assign it. If not what do you suggest I say to get the earnest money as low as possible?

3. Also is the requirement for proof of funds based on the agent I am dealing with or is it just something I will not be able to get around?

Perhaps the admin of this site &/or the all of paid coaches should answer all of the unresponsive questions than shut down this this thread of postings completely & have them redirected to a forum where their questions will always be answered in a timely fashion. So people won’t be left hanging here.

I have anoher question for any Real Estate agents who might be out there. It was also mentioned on the call that a great way to build a buyers list is to search the MLS for houses that were sold for cash in the last 90 days and compare the house address with the billing address and where different there is a good possibilty that the purchaser is an investor. Does anyone know how to do this search? I have three of the agents on my team trying to gather this information and so far they have been unable to come up with a good search method.

Matt, if I write the absentee owner and say. "Listen, many times I find more than one good deal at once. I only have the financing to do one deal at a time. By chance, if I find one that meets all my personal criteria, can I run the numbers past you", won't this absentee owner probably be shophisticated enough to immediately know this is code for assignment of contract?

I would like to acquire a property under trust in New York, do u have any idea how this works? Is this the best route for me to acquire a property when I want to avoid showing up a property listed in puclic record under my name? As it is , I live in a rent staboilized/controlled apartment in New York and do not want to lose my priviledges if landlord finds out about my property purchase. Can u recommend anyone who can help shed light into this matter?

The agents get paid their commisions thru the seller. But I don't recommend just working with agents. FSBO properties are actually much easier to assign. Chase the properties without a sign in the front yard. Bandit signs work best/cheapest.

The only 2 forms you need are on this site. Purchase agreement and an assignment of contract form are all you need if you are just assigning contracts.

You can market a property you have under contract but, like I always say, build your buyers list first so you don't have to worry about those problems. As far as the earnest money goes, you are the one that decides that. You do not put up any earnest money until the offer is accepted. Try to keep it low. Earnest money is a joke. I like to put out $1. If someone argues with me about it then I just tell them I will buy someone elses property then. Earnest money is a absolute, laughable, slap your knee joke. It meaningless when you have an inspection contigincy in your contract.

Once you build your buyers list you start marketing to find deals. Use bandit signs. Put them in busy intersections. a lot of them. Then take every single phone call that comes in. Try not to miss any calls. If you must miss calls have a good strong greeting set up on your phone.

You could use a trust I guess. These are the types of questions I ask my attorney and I recommend you do the same. It won't cost you anything to ask. Call a couple different attorny's if you want to get a second opinion.

I bought the EDGE program and I saw you there. It was great to hear you say any time you need money you just have to do a flip. I've been trying to do Wholesales & flips for 5 years and I have yet to do a deal. I am an Acadamy Student but any advice I would very much so appreciate. Please advise how to get it as you have.
