Starting with nothing but myself

Good afternoon all.

I'm looking for advaice on how to start investing. Currently, I have almost nothing. No home (or apartment), no job, no bank account, nothing of significant value, horrible credit, noone to personnally borrow money from.

But I do have me. I'm smart, analytical, and I want to start making money in real estate and change my life around. Twenty-seven properties averaging $5k "finders fee" each would make me more money than I've made/credited in my life (I'm only 24). My goal is to do atleast 27 properties by the end of the year, using the techniques outlined in Dean's Profit from Real Estate Now book.

But I'd like any ideas on how to procede. I thought about going to realtors and asking about "near misses," buyers who were close to being able to buy a property but the seller wouldn't go for the price. I believe that this would present a good opportunity for me to swoop in and negotiate the seller down, depending on motives and FMV.

I would like to know what you think. Any thoughts, ideas, possible pitfalls?

I am also a newbie and almost in the same boat as you. I am however renting right now with my wife, who is working and think god. I am unemployed right now and have bad credit also. I am wanting to own my own home, but with bad credit and no job it might be difficult. I will not give up though.I not only want to own a home for personal use, but also want to do REI as well. If you do find some help or tips let me know!! Thanks!!

You can do it!

Both of you can make it and own a home! As Kremnari stated, start out with assigning contracts. This will help you to make some quick cash. Build up what you have. You can also each try and start to rebuild your credit. Get a secured credit card, charge 25% of the limit on the card each month, pay it on time and pay early. In a few months they will give you the money you put into it and give you a regular unsecured card. Continue paying all your bills on time and you will build your credit.

You could also start by bird-dogging. I made $1000.00 on 2 deals. yYou find an investor, find out what he is looking to invest in, ask him if he would pay you a finders fee to find deals for him, pound the pavement, make calls, and collect some cash. It is not big bucks, but you meet investors and work with them and that my friend is priceless. Good Luck....Jan

Congratulations on wanting to make a change in your life. You are correct that you can start making fast cash by assigning deals. The more information you learn and gather on the market the better. The better deals you find the quicker you cna assign them and make fast cash.

Matt Larson had a great conference call with Dean that is on the website archives from October 2008. Matt is a master at the assignment and 25 to 1 offer strategy that he developed and refined to perfection. If you and your wife are looking for a home for your own residence try to find either a home or duplex on the market in your local area. If the owner is motivated they may sell the property to you for no money down.

If you have more than one unit not only do you get a place to live but a place to rent. The strategy is know the market you want and learn about the market. The key is to find a motivated seller whether it be an estate, bank, or another special situation such as somebody moving to another state and wanting to retire. Good luck with your search! New York Newbie

Just finished reading Deans new book for the second time. I am looking to assign contracts for a little quick cash to get started. I placed ads on craigs list looking for investors and motivated sellers. All I got in response was people looking to help me get money and fix my credit. Also placed ads in the local paper with no responses yet. My wife and I are really motivated and WILL make this work!!! I work from 6 am to 5 pm so my time is limited, but my wife is avaiable to work on things during the day and I will work whatever hours after I get home. Any advice on attracting buyers and sellers would be great?? Any other advice or info. that would help would also be greatly appreceited!!

Remember you do not need help to repair your credit, you could do that yourself. You need to first evaluate your situation. Request your credit report and score, devise a financial plan of how you will be digging yourself out of this hole. Like Star Trek, you are taking a journey on a site that you have never gone before. There are forums on this site that gives you point by point ways of improving your credit score as well as ways to avoid bankruptcy. You have made your first step in the right direction. I know you have finished reading Dean's new book, but once is not enough. Now you want to read it a second time and take notes. It is important that you familiarize yourself with this website for additional information, which means that you will have to do a lot of reading. You may also want to team up with someone for business and moral support. All the best in your real estate career.
