5 THINGS TO HELP YOU GET STARTED REAL ESTATE INVESTING
I done my first deal about 2 weeks ago and I have studied REI diligently for about 9 months now. I feel like I should’ve at least another deal done but I made a few mistakes along the way. By no means am I an expert but I want to create something to possibly help those just getting started. So here are 5 things to motivate you and help you move forward in your real estate investing journey.

1. READ/WATCH MOTIVATIONAL STUFF. I am sure that a lot of other members here would echo the fact that the belief in yourself is very important. Myself, I had to read a few self help books to help my confidence and motivate me. I am almost sure that you can’t succeed with this business if you don’t use this sort of material because of all the obstacles you will encounter. Here is my top 3 books to help yourself.
• “Keys to Success” by Napoleon Hill
• “Think and Grow Rich” by Napoleon Hill
• “The Power of Positive Thinking” by Norman Vince Peale (religion oriented)
You can add the Bible if you believe in God, but I am not here to tell you what to believe. Google Tony Robbins while are at it. I had heard of him prior to changing my life but he is truly close to a genius.

2. FIND A LOCAL MENTOR. Dean and his team got me started and now I have a local mentor to help me finish. A seasoned investor knows what works in your local market and what doesn’t. Although make sure you pick someone who is very good at what he does. This is something that I don’t see mentioned often but I think is vital, depending on what resources you have (money, skills, etc.). But you can’t just extend your hand and expect to receive. Learn how to approach people and always have something to offer back in return for mentoring. You can find deals “bird dog” for them or provide something outside of real estate , maybe you are a mechanic and can fix his cars, be creative.

3. NETWORK. You need to get out of your comfort zone and talk to people. This has been my biggest obstacle but it has to be done. You have to realize that with time, the thing you fear can be eliminated by doing that same thing. Get out and go to investors clubs and you might find a partner or someone to add to your team (Realtor, mortgage broker, etc). If I did not do this, I would not have a deal right now.

4. TAKE ACTION. This is something you hear a lot and is because it is very true. That is not to say that you don’t learn first and know the basics. But you have to get out there and knock on doors, drive around looking at homes , and call some FSBOs signs. If nothing else, you will get experience and that is not time wasted. You have to be looking at homes and making offers , you can’t make money if you don’t take shots.

5. NEVER QUIT. If you really want to change your life through real estate investing then you need to put that in your mind and don’t let it go. You can’t be denied if you keep digging, eventually you will find the glorious light. It might take you 2 years or 2 months, depending on your time and resources but you will get there as long as you don’t quit. If you need to move forward 100 feet to get your first deal, every small inch you move forward each day makes a big difference. Then you will be moving forward a foot per day and that equals miles later down the road. DON’T QUIT!

Thanks Martin for sharing your ideas on how to successfully make it in real estate. It is not only an eye opener, but factual. Would you believe at the beginning of my real estate journey, I never thought about failure, I always wondered however, when my first deal on the site will happen. It is extremely important to network as well as brainstorm on different ideas of getting past the challenges that may arise. However, we may stay vigilant and consistent in what we are doing and never lose sight of our dreams and goals. Great information. God Bless.

I really think number 1 is the most important. Unless you have been truly gifted and have no problem with your confidence, you need this stuff. You need to know why you want to succeed,how to succeed, and what to do to avoid quitting.

Congrats onm your success, I just read your chapter in Dean's new book. You and Lubertha rock and going out of your area was very creative.

You are very brave to not think failure in your early stages because I did. It is natural to think like that but you have to snap quick and replace that thought with success. That's why I put in my signature "FAILURE IS NOT AN OPTION". I have papers on my wall in front of my computer with positive thoughts and they have told to move forward. I also had started to wonder when my first deal was going to come. I spent every day working on this for 9 straight months before I got one. The thing to remember is that once you get that monkey of your back, it gets easier and much fun. God bless.

Just wanted to say that I needed that! I have gotten the books two months ago and am getting ready to find deals by contacting owners of distressed properties. Talking to people is tough for me because I am a little shy. Getting over that will be tough but I am determined to make this work. Will keep you posted. Carol

You are right whit no movement you can't get nothing done. Congrats on your deal and wish you the best for future homes.I work on a airport and I think If the wright brothers would of gave up whit there dreams problaly we wouldn't have planes now.There struggle and positive attitude keep them on a straight road to success that one day there hard work would pay off,and thats proof that never give up and stay focuse, that you will complete your dreams.Thanks again for your good words.

Thank you for the insight to help us as new investors. I am glad that you found a way to help motivate yourself. Congratulations on your first deal.

I am new to investing and I have not thought about when I will make my first deal. I do believe I WILL get my first deal. It will probably be when I least expect it. I am not shy but I too have a comfort zone that does not include walking up to people and starting a conversation. I know that I do need to get out of my comfort zone in order to have the success that I want. I have made it a point to strike up a conversation with people wherever I am (grocery store, post office, etc.). I plan to bring up real estate investing whenever I can in these casual conversations. Thank you again for the post.

Thanks so much for the information. I do agree with you that you have to listen to motivational things and not listen to all the negativity. No matter who it is.

Everyone around me is telling me I am crazy but somehow, someway I will do a deal. I know once I do one than it will be easier to do others.

I never believed in motivation

Sometimes you watch a tv show or movie where some guy is saying to himself something along "I believe in myself, I am great". I used to think like alot of other people and thought it was a waste of time. ITS NOT! That stuff really works. I never knew what your sub concious could produce. Basically if you feed it negative thoughts then you get negative results. If you feed it positive thoughts then thats what happens. I know this is how it works because for most of my life, I fed my mind with garbage and that is all I had. I was lucky to wake up and realize that these is another way when you use a positive mental attitude or PMA.

I have a wall of inspiration right infront of my computer on the wall. I plan on making my room feel like a temple. This simple detail keeps you comfortable in your office and reminds you why you work so hard. Put up pictures or posters of the things you want to obtain once you are successful. I gurantee that you will feel more inspired right away.
