I'm taking this one day at a time and I want to state that (for the record) I may not move as fast as others and I see a lot of seasoned investors and some of the new guys telling everyone JUST GO FOR IT! On that note though sometimes I can't just go for it. I have a military background and until coming into REI all I know is details and making sure all T's are crossed and i's are dotted before making the first big move and I see that and will say this I do this because that's what I've been taught "ATTENTION TO DETAIL SOLDIER" and even though people's lives are not put in a life or death situation their pockets and bank accounts are and that's an important thing no matter the economy how much you make a year etc etc......everyone needs that paycheck at the end of the day and I DO NOT want to risk my bank account or my investors bank account for a MAJOR mistake that should have not happened because I just decided to GO MAKE MISTAKES....I understand that sometimes that's the best way to learn but with what has been instilled in me all this time I cannot turn away from the details sometimes that's just how it is for me. Now like i mentioned I am NOT bashing on anyone that wants to just go out there and take a chance....because taking action is apart of the equation but I know and I guess I have a LOT of G.I. in me but there's no taking chances and messing up or making mistakes in my field of work and by no means......by no means am I saying that I'm gonna sit behind a laptop and shuffle paperwork forever and expect to make money.....because point blank it can't happen that way......at least not for me. I am determined and motivated more than anything I WILL take the action needed to get it done and if you question that go check out my journal. I see there has been many of DG members on here that took time to get their first deal, now whether or not they wanted to take that extra time because they thought that that was the best thing for them or some things prevented them from making it at a certain time is something I DO NOT know.
If I can take Mr. Randy Vaughn I know I read a post of his and he plainly stated that it took him NINE months to get his first deal....and after that (and I may be wrong about this next one) but he made around 50 deals in 18 months after he got his first deal. So what I want to say is that some people will take more time than others there is no need to put more pressure on anyone than they can handle any by no means am I saying that I am feeling pressured all the time but at times yes I have. I have only been in REI for about six or seven weeks now and am making good progress and I also know that there are others that started out in their 2nd and 3rd week and made a deal and I recently found some good information about those types of deals but that will be for another time. So if you are one of the ones that wants to take a little time to really cross those T's and dot those i's then there is no shame in that yes it may take longer than expected to get that first deal but as long as you know your own the right path and making the progress needed then there's no reason why it wouldn't hurt to take the extra time to pay attention to detail here and there and do what needs to be done so you have that confidence in the knowledge and information to get yourself to the closing table and make that deal. If I may say so too that I know it's inevitable to make mistakes and noone can avoid them no matter the situation or how big or small it is it will happen and I know for myself I accept that and will take it in stride and keep pushing forward when they appear at my front door so to say. There is a lot to learn whether you have been doing this for five minutes or twenty years......there's always something to learn and you will always make mistakes along the journey to success. So in saying that I would love to hear anyone's struggle and the pressures and mistakes they have made in the past that brought them to where they are today and how it has shaped them to be a better investor and a better person all around!!

Attention to detail is important and I agree with you about looking out for those we work with and are helping - this is very important! This is a people business. Sounds like you are getting your ducks in a row.
I agree too with what you say about making mistakes, its part of life and being human. How we handle those mistakes and what we learn along the way makes the difference. If we don't learn from our mistakes the lesson(s) will come to us over and over again until we get it.

Sounds like you are a little down man, no worries. Let me give you a few details. When I first started 3 yrs ago I was just as confused and afraid to make mistakes just like you. I would read, study and stay on this site 7 days a week, at least 4 hours every night. Although my wife was very supportive, she started taking the heat as to how much time I was spending here and studying, although now she asks are we doing any deals this week and what is going on with this deal or that deal. I joined a REI club and started networking with other investors and that led to my first 2 bird dog deals which netted me $1000, but that wasn't enough. I went to auctions to watch the big guys and how they bid and what questions they asked, hell I didn't even have business cards yet, I just gave them my name and made appointments to go and talk with them to soak up as much knowledge as I could.
Then everything stopped, for what reason I don't know. I guess I was burning out and getting mad at myself for not putting anything great together. I sent a pm to Matt Larson about my problems and he chewed my a--s out for looking for sympathy. Well, that was it, I stopped reading and visiting this site for almost 2 months
Then a contractor friend of mine called me on a Saturday and said there is a house in town that had fire damage and would I go with him to look at it and possibly bid it to rehab and then hold it for a rental.(This was all before Jeremy and I met). We viewed the house for 2 hours crunching numbers and looking at the damage and signed a purchase offer right there on the spot. We didn't get the house but the REI fire in me re-ignited and the rest is history and I haven't ever looked back
Then Jeremy came along, this young kid who kept hounding me to do a deal together. Well if you have read Dean's latest book Your Town Your Real Estate Profits you will know how our parnership ended up, and today we are Aiden-Cole Properties LLC. Dean even flew out to my town to meet us and do a commercial with us. That was the bomb!!! We have even flown to Phoenix to do another commercial and record a DVD with Dean called Empowering Conversations with Jan and Jeremy.
My whole point for this is to say to you it is ok to take your time. You and only you will know when you are ready. It may take a month or 2 or 3 or 6 like Randy who I met and we talk all the time, but it is ok. Take your time Chase, when the little voice in your head says "lets go do a deal" you will and I guarantee you will never look back again. I am not for holding anyone's hand or babying them, I think you know that, but you do have REI in your blood, that I am sure of and your success will come when you are ready.
