Welcome Julio. What is it you need a loan for? Do you feel that you need that to start investing? You could always find hard money lenders, but they may not be as plentiful. However, there are a number of OTHER solid options to get started - - without credit or capitol.

Find, lock up and assign property's for profit.
Find property where the owner will finance.
Learn to bird dog, (i.e.find great deals and pass on to other investors for profit).

Read Dean's book more than once, listen to the recorded training calls at www.askdeang.com and spend some time poking around on this site and you'll soon see that the ability to make money as an investor doesn't depend on loans or good credit. Now once you truly get that, then go out there and take action!

Hi, I am also new and my name is Cherie. I was surfing the web and came upon some info about financing. It's called "Americo's Investors" and I believe it's a membership, but they work with new Investors and have training and financing available. I am going to check into this a little more.

Assignments

AN assignment is when you find a great deal on a property lock it up with a contract and assign the rights of that contract to an investor and they pay you a fee for finding the property for them. That is a short version of how it works. There are quite a few posts on assignment of contracts. ON the top left there is a search bar just type in assignment of contract and you will find a ton of info on doing assignments.

What to do first?

I have heard Deans Blog on getting a buyers list first. It that really the first thing to do or should I be doing somthing else first. The most inportant thing for me is to do a deal so I can see that it works.

Hello:
I am new here as well but not new to real estate. I was 19 when I started, so don't ever feel like age is a factor.

You have options available, since you stated you have no credit score, which means you have no credit. That is better than having bad credit.

Hard money lenders are more plentiful today than ever, because of the fact that the economy is in a no win situation, and with hardly any banks lending today, there is a tremendous need for what they offer.

The pitfalls to using hard money is that it is expensive and the terms are hard, meaning high fees, high interest, high points. If this enables you to get a deal done and make some money then it may be worth considering.

What I do find interesting is that you want to go get a loan or financing, and you make no mention of having a property lined up to buy.

If you have read only portions of one of Dean's books and you want to go out and get started, you better slow down and take a deep breath. Read the book in it's entirety and then go out and get started.

The company you are talking about is not worth getting involved with. They charge you $5,000.00 to get started with them. They say this is for training and because you get to use their investors money. Does spending $5,000.00 to have access to their funds seem logical to you? it is not to me.

They say they have proprietory forms for you to use, which also is a crock and not a crock of soup.

If you provide your contact information to them, they will call you all the time to give them your money.

There are many ways to find money for deals. All the forms you will ever need are in Dean's books and I am told here as well. for free.

There are plenty of sources of private money, and seller financing, so if you have a great deal, there is money out there for it, and you won't have to pay in advance to use money or supposed money.


Buyers List

No matter which business model you choose to operate under, a buyers list is a necessity. You need to have options. A buyers list is needed if your going to flip or assign, if your going to buy and resell, if your going to joint venture with people.

A successful buyers list is going to give you options. You will have cash needed to buy, which makes you money as opposed to getting financing from a lender which costs you money.

If your out there looking at deals and have not established a buyers list, then you will need to get a loan or find private money resources and this is going to have to be factored into the outcome of your deal.


Is anyone still out there in washington

I see a lot of comments out there from years ago but nothing resent.
I'm just starting and trying to feel like this is worth doing.
I can do the work on flips but lack the know how to buy the house with no money of my own.

Hi Curt,

Rest assured. You can make money in real estate with no money or OPM (Other people's money).

Wholesaling properties is a great way to build some capital if you want to buy flip properties. Assigning a contract on a wholesale deal does not require you to have money, and if bank owned, you can do a "dry double close" which requires no money brought to the table. You can also generate private money. Network with other investors, meet people at REI meetings, family or friends may be willing to fund deals for you for a percentage of the profit as well.
