Good morning every one, this morning I have a question, I found a person willing to finance my deals but I will have to put a agreemnt in writing, does any one have one or know how to put it together?

It sounds like you are working with a private individual. If that is the case, I would recommend talking to a real estate attorney and have the attorney write up the contract. That keeps both of you safe.
You can both meet with the same attorney or, and I recommend this, have your money person get his own legal counsel.
You really want to make sure you are both well protected in the transaction and that you are also staying within the SEC regulations for raising capital.


Start with an attorney

I agree with @jbezoski. Hiring a real estate attorney for at least your first transaction will help create an agreement that will protect your interests. From there, if you enter into other future agreements, you can use the same terminology when you prepare your own agreement - just changing the essential data.

When working with private funding, keep your eye pealed for termination clauses, higher than average loan costs and make sure you calculate the total cost of the loan. The "quick" money is going to cost you much more than conventional financing. Make sure you wrap those additional costs into your cash flow analysis.
