Here's just an idea for you. Take it, and make it your own.

(your company info)

Dear (buyers name),
My name is (your name). I am real estate investor who has a unique and successful process for finding and negotiating great real estate deals. I see that you recently purchased a property located at (property address). That’s a great area. Congratulations! I frequently find that there are multiple deals in the same area that have excellent equity and return. As I’m not always able to keep all the properties I obtain I will pass these deals along to people on my team.
If you are interested in learning more, please contact me at your earliest convenience so we discuss the possibilities of working together.
I look forward to speaking with you soon.
Respectfully,
(your name)
(you phone number)
(your email)


An Addition

Cory has provided an outstanding template for a letter to potential cash buyers. I've added a little something to the approach that has worked well on the phone and works well in letters. The idea is to identify what you do as a program, and make it sound exclusive. Everybody wants to be a part of an exclusive club, right?

So the addition would read something like this:

"We offer an exclusive program for a select group of real estate investors called "Properties to Order." What this means is that after you provide us with specific criteria on properties, we will search ONLY for properties that match your needs."

I think you will find that this gives a rather elite feel to what you offer, and gives you an excuse to grill your cash buyers for specifics rather than generalities.

Great Potential

I just wanted to confirm your statement Corey, we can be the greatest asset in our cash buyer's business by providing them with the ability to earn more income. I've suggested to many in the program that we become most focused and helpful by interviewing several cash buyers and finding those whose needs overlap with each other. Then go search for properties that match specifically with what these overlapping buyers want.
If we divide our energy in trying to please everyone that we interview, we will most likely find ourselves being unsuccessful and pleasing no one. Play the numbers and you will be making money for yourself and for your cash buyers.
