Insiders cash is used for a POF (Proof of funds letter) which you will need when submitting offers with a RE agent. Or Insiders cash is used for the funding on the deal upfront when your doing a double close on a deal. I would suggest you read Deans Book 30 Days To Fast Cash, its free on this site. Wow this info is great. I really appreciate it. Now to get the ball rolling. With insiders cash, the POF letter is good for three days it says. Does that mean I have to have my end buyer set up by then or the deal has to be completed by then?

POF is submitted with offers. Your close time is in the contract and typically anywhere from a few days to 60 days depending on what you negotiate.
Submit the POF letter with offers, and once it gets accepted, you close depending on your strategy: assigning the deal, using Hard money funds, conventional bank funds, etc.

I need the POF to make offers. I am currently working with an agent using the 25:1 strategy. I have a bunch of listings i want to make offers on. My agent is sick and has not sent me anything in 2 days. should i shop around for agents or should i give her the benefit of the doubt. she is the agent I used to purchase my home. How do the fees work on the Insiders cash. I see the $495 fee, is that if we actually use the funding from Insiders cash. or the fee for the POF?

Why don't you take the bull by the horns and call Insiders Cash and ask a representative all of your questions. You should really do this yourself instead of asking for answers from someone here. Gain the experience talking to the company yourself!!
