Hard cash lenders in DC or Maryland

I just bought a property two months ago with cash and rented it for $1200.00/month.I am looking to buy another property in the neighborhood but i don't have the money at the moment. I am looking to refinance the new property but i'm having a hard time with it. What should i do? Is there any mortgage company or hard money lenders you know in the area who can loan me some money to go for my second property? I need your help!

Check your small town banks. I have found them in three states that will do anywhere from 70% to 80% of FMV. I have not had any luck yet with the larger banks, But I haven't given up on them yet.
