Phishing In Classifieds & Forums Here?

Phishing In Classifieds & Forums Here?

Since many users here are looking for private money for one use or another, they may be approached or may approach others at this site for funds. I responded to a couple of ads in the ads area for people offering private money. I wonder if they are phishing through this Web site. Since this site's administrators and Dean do not offer any private money or a list of a private money lenders, it's hard to determine who's legitimate and who might just be trying to get personal information, cash or identity information for DG users.

Some websites/networks of private lenders other gurus verify who their lenders are. None of that seems to happen here at DG. I have one person that posted a classified ad here asking for me to send them money before I send them money, and I have another asking for everything short of my Social Security Number, and that could still result in ID theft, of course.

Re: Phishing

Often times, the so-called private money lenders who post ads here don't even fill out their profile, which is also suspicious.

suspicious?

Why is no info in a profile suspicious? Would you be less wary if the phisher posted BS in his profile that he was wildly successful as a wholesaler and now he is a private money lender that loaned out over $600,000 in 12 states last year?

Tom

I think there are both kinds of people on this website. Dosers and posers.

Agreed....kind of like a ghost ad

Verify everything

Rick,

thank you for bringing this to our attention; I would not give out my information or money to any 'lenders' who approached me. I would only go to a PL who was recommended to me by someone who actually used them. You have to be dilligent with everything, not just the properties, when you are an investor.

Watch out for scammers, they are everywhere!

Re:

Of course I wouldn't be less suspicious, if I could tell that someone was intentionally lying in a profile; however, if they were to fill out some personal information, as well as provide information about their business and business practices when communicating privately, then my suspicions would be diminished more.

I replied to one of the ads here at DG, and the person wants to know everything about me short of my shoe size, yet they won't even talk to me on the phone, give me their company name or fax number, etc. It's those things combined with the lack of profile that are suspicious. It's the whole thing, not just the lack of a profile, that is suspicious.

If I was representing myself to you as a real estate agent privately, I would give you all of the information regarding my business location, my state license number, web address, etc. The phishers here don't do any of that, but they want everything short of a blood sample. The more information you give, the more they want. Hell, I had a top secret clearance in the military, and I don't think they required this much information, and nor have the police departments I've worked for.

I approached them; they didn't approach me. I can understand why a private money lender giving an unsecured loan would need more personal background information or more information about a property, but it's how this person is wanting the information and how much of it.

Some networks of private money lenders, borrowers, payers or payees, etc. verify everybody's stuff. None of that seems to be happening here at DG, and classified ad posters are allowed to ask for whatever information they like, even though other users cannot give whatever information they like. It seems convoluted.

Rick

I do agree about the profile and on other posts, others have also complained about profiles not being filled out. Of course they can lie, but I also think if someone does offer a service and you need to check them out, you need a last name and city.
If a person is a professional and has nothing to hide, and is proud to help and let his name be known, they would want to fill out a profile. I did have someone PM me asking for money for a deal. Had no idea who this was and there was nothing on the profile for me even to check them out. I wouldn't even respond. And I don't have money to lend out.
I did take a course about PML and HML and it was very informative. But I would not go even on here and just take someones word for it. Unless they have been on here for a while and you know that they are legitimate.Or if Dean actually promotes them.
And I would not give out any info unless I personally talk to them and others know them.
So be cautious!
Sandi

Agree

Rick,

In a perfect world you would hope that unscrupulous people trying to scam others would be wiped off this site; unfortunately I don't think that is the case here, even though I believe that the moderators do try to keep this site clean...

If you see a post that should not be here, you can flag it, and it will be deleted.

Also, you may want to check out this thread by Michael M. and view the video, if you haven't already done so; it's pretty good.

True

If I'm Correct I would think A legit Private lender would first not be contacting you because first of all why? would they & how would they know your needing funds anyway .

second A Legit Private lender should & some times often have A website or work with A company it depends & they wouldn't & shouldn't be contacting you Unless you've contacted them upon Funds or Funding A deal .

If I'm correct ( Please help me if I'm wrong ) usually any Private lender If your using A Hard Money Lender/Company they usually only ask for Contracts that are between you & the Buyer/or real estate agent that's Official & Professionally written up by the Agent For Verifying rather you have A Deal , Rather if the deal is good , & rather if they want to fund your deal .

Because In most Private & Hard Money Lending they are going off of What the Property is worth , what it can bring in , & rather if they can Profit & get their Money back off you selling that Deal which means Of course they'll ask for Contract's & Papers & Documents to look over .

But there should never be any Personal Info given out to someone claiming to be A Lender Even if they are Professionals The only thing they should need are Copies of Contracts & that's it Plain & Simple .

Now I may not have done anything deal's yet But I know Enough To know that any Lender contacting me & I know I've never Contacted them nor have heard of them or have never step foot on their Website & that I know shouldn't know me Or that I'm needing money Is not Real .

Personal info

"But there should never be any Personal Info given out to someone claiming to be A Lender"

Do you realize how much personal info some people put in their profile? About the only thing left out is the last 4 of their social and their mother's maiden name. Why do half the phisher's or identity thief's work for him?
