Has anyone used 4closurealert.com Website to help close deal or close deal at all? I have both AFF and FAL..I was wondering if any one has used both to close deal..they both give very good info and I just don't know where to start..

I'm new to the investing business. Can anyone answer me? What exactly is the amount of default on a preforeclosed house? What is the process to purchase a foreclosed or preforeclosed house once I find it using the 4closeure system? Thanks for the advice.

I have been trying to use this site, but info is outdated. I look up the foreclosed propeties in my neighborhood and the properties already sold. So I changed gears and looked up Pre-foreclosures and the auction date listed is already pasted. I even called the customer service # and spoke to a person and he said they can only provide info they receive from public records. Any suggestions?

I go to the foreclosure auctions all the time. I have been checking Foreclosure Alert every couple days and for my area it's pretty up to date. Sometimes when you are checking and you find that a property has been sold, it's a case where nobody bid on it at the auction and the bank is the one that now owns it. The records will say sold but it is actually an REO now.
When you come across that again check the tax records they will show the new owner, even the banks then you got an REO to try to buy.Hope that this helps.

I forgot to respond to the question about default amount. That is the the balance that is left on the original mortgage, sometimes it also includes any additional interest and legal fees.

When you are on a particular property if you click on details on the left side of the screen you can find the atty: phone number to call and get more information.
