Today's The Day That I Change our Live's

Hi Everyone,
My name is Shane and I have been lurking here for a little over a month now and this will be my first post. I first purchased "Profit From Real Estate Right Now" about 2 months ago and since then have read it about three times, taking notes the last time. That book, along with the encouragement from Dean on the Weekly Wisdoms as well as that given and received in the forums has really motivated me to move forward with my goals. I received "Your Town..." last week and have just started chapter 14.
I have been reading about and researching Real Estate for the last 7 years or so but other than a house bought at the top of the market I have never invested. The house was lost through foreclosure when I had a job change about 4 years ago and my wife and I have been slowly paying off debt ever since.
I had pretty much given up on the real estate dream until we needed to move because our landlord sold the house that we were living in. When we went to apply to rent a new townhouse they asked us why we weren't buying even though rent and a mortgage would be about the same? It turns out that the foreclosure is the only negative on our credit right now, all other payments have been made on time (I give my wife the credit as she pays and tracks the bills). We were referred to a local mortgage broker and were prequalified for a mortgage payment up to about $1800. I was amazed and shocked. Never did I think that we would be prequalified for something like that so shortly after our foreclosure and still with credit score not even at 700. My wife wanted to buy the beautiful new townhouse, but there is no way that I was going to make the same mistake again. If I'm going to purchase another property it's going to be an investment first and a home second. Because of my stubbornness we are still renting, but that's ok, because I know that once I get rolling there will be nothing stopping me and we will be buying our dream home soon enough.
Well....to make a long story short this reignited my desire and passion to invest in real estate and here I am. I hope this introduction and background hasn't been too long but I wanted to let everyone know where I started so that in a year or two when someone like me is reading this and sees how far I come they will be inspired to do the same.
I hope to update this at least once a week. I plan on writing weekly goals on Friday's as this is when I have the time and solitude to sit down and just write. I have found over the years that I am very good at holding myself accountable to others and very poor at holding myself accountable to myself. With this journal I hope to hold myself accountable not only to you but also to myself.

Since it's Friday

I guess there 's no better time to start than now.

Goals for the week....

1. Convince my wife to agree to the success academy by Monday as I have another appointment call with them on Tuesday.
2. Order phone mail service and set up.
3. Find a good Realtor to work with or at least interview 3
4. Start posting ads for buyers on Craigslist (at least 3), also ask Realtors if they have any leads when I talk to them
5. Buy materials to make Bandit Signs like Greg Murphy's (at least 100)

I think this will give me a pretty good start for the week and will be easy enough to complete and give me a good confidence boost. I will do more if I find that it doesn't take as long as expected for some of these tasks. I will update anyone that may be interested on Friday if not before.

Greg Murphy

is a Student who uses yellow signs with black Sharpie to make his own bandit signs. He used some type of heavy gauge wire to make the posts. He said a whole roll costs him about $40. The video is somewhere on the site here. If I come by it I will let you know. Thanks for the encouragement. I really didn't think anyone would be reading this yet.

About step #1 I agree with you, but if I can hold myself accountable I know I will make it either way.

Hey Shane, Thanks a lot for the info. And please if you do come across the video please let me know. Some times getting your spouse to go along with your plans is hard to do. They are always worried that things like this just won't work but that's a good thing some times. We all need some one to make sure we think things through. I have a feeling we will be reading about some great things from you very soon.

As long as you stay focused and it sure sounds like you are it will happen. It is not easy takes works but if you follow the 30days to cash it lays it all out. I have given myself 90 days and I have done exactly how dean lays it out.Good luck

My husband was supportive at first, but not all in. That is, until my first deal brought home $15K. Now, he is all in. I have completed 3 deals so far this year, but I found as I went along, pieces that I needed fell into place. I have been networking and building my buyers list. I am no expert, but there are a lot of DG'ers who helped me and will help you too. Just ask! It's amazing how they respond.

Now, there is no stopping me and it will be the same for you. Keep the goals close by and read them daily. I believe it was Matt Larson who said put them on your mirror, your wallet or even near your light switches so you see them constantly.

Hey Shane,

First of all, welcome to the site. There are a lot of great contacts and resources you can get from using this site.

Second, great job putting a plan together. The best way to stay on track is to have a written plan.

And finally, a great site to get your bandit signs is through signwarehouse.com. Also, I would do an internet search for discount codes for the site (I think one is "appreciation66"). The couple of codes I've found are "one use only" codes, so it's usually best if you use them on a decent size order to get the most bang for you buck.

And remember... the only limitations you have are the ones you put on yourself!

So I missed the first update...

I missed my first update. I guess that's not such a good start, but I have been moving forward. I have completed all of my goals with the exception of finding a real estate agent. For some reason that's the one I just keep putting off. I guess I just have to get over my fear and go for it.

I met with a local investor and had lunch. I am truly appreciative of that and thank you very much to REInvestor42 for the time and knowledge. Also thanks for all of those that left comments and encouragement. It really helps when you feel like your on an island trying to do this real estate thing. This week I have started writing yellow letters. I ordered a list of 750 absentee owners and over the last 3 days have written, stuffed and stamped 125 yellow letters. Man is that time consuming. As soon as I have my first deal that will be the first thing that I have someone else do for me. I have done 3 sessions, the first was 25 and took me about 2 hours. The last two days I have done 50 a day and it has taken me nearly 3 and a 1/2 hours each. I did the letters tonight while watching the webinar. Lots of great information in that. I also had "We buy houses business cards printed up, as well as a nicer, "real estate investor" business card. I only got about 100 of the "investor" cards and about 800 of the "we buy houses cards".

For next week my goals are to

1. Find a real estate agent

2. Continue doing yellow letters.

I havn't decided whether I should send them out in batches of 250 or just wait until they are all done. I'm leaning towards batches. Also, does anyone have any information of the best time to send them out? Is it better to send them so that they hit on Monday, the middle of the week, or right before the weekend? I might try it so they hit on the weekend first and then try to get them to hit on Monday the next time and see if there is a difference in response rate.

3. Put more ads on Craigslist. I want to do atleast 2 different ones on each Monday, Wednesday and Friday.

4. Start handing out business cards to everyone that I see and talk to on a daily basis.

It sounds like you are on your way to great success!

Did you get the absentee owners information from Melissa Data? I have heard from some investors that they've used the service. How did that go for you?

As for getting the letters out to the absentee owners, I would just get them out as they are ready. Why wait. As long as you hand write your address and the owner's address, no matter which day of the week they get the letter, it will catch their attention. That's what I think.

Also, once you start to buy and hold out of state like me, you will start getting exactly the kind of letters you are working on right now. They are hand written using a yellow pad sheet. Then you will find out yourself that hand writing catches your attention.

I am not new to investing in real estate itself, but am new to wholesaling. So, we are starting together, it sounds like!

I am on the other side of the country in WA state, but let's try our best to stay focused and make things happen!

Thanks for all of the encouragement. As for the data I got it from Listsource.com. There were about 1500 names in my county which is relatively small. I got 750 names from the list and will buy the second half next month. I have not heard of Melissa Data. My list was about $125, and was a pretyt simple search but you can get very detailed and very expensive if you live in a larger area and have a very targeted list of sellers that you want to market to. Just out of curiousity, how did you get into owning rental properties out of state?

Staying accountable

to myself is the hardest part for me. I have alwasy been able to hold myself accountable when I tell others that I will do something but tend to let myself down when there's just too much going on in life. I'm hoping that posting my goals will help me stay accountable to myself. If you guys see me slipping don't be shy about letting me know. I can use all the help I can get.

Yellow letters

Yesterday I sent out 250 yellow letters to absentee owners in my area. I mailed them at about 3pm and have already gotten 2 calls from owners. One seems to be a small office space, so I'm not sure what happened with that one, but hey if I can get a good price I'm sure I can resell it. This is quite exciting. I realize that not everyone will be willing to negotiate to the point that we as wholesalers need to be at, but it's encouraging that I'm getting responses so quickly. I thought it would be Thursday atleast before anyone even got the letters. Gotta go, got some calls to make.

It's 8:30 now and I have received 21 phone calls. I can't imagine they have even reached the people that are in other states or cities yet. This is exciting. Can't wait to start calling people tomorrow and seeing if any one is motivated.

Make sure you have everything ready when you start sending them because it happens quick. I needed to set up my message and actually got a call before my message was set up and they still left a message. Just make sure you're ready to go before you send them out. Be busy when your not.

We have 25 letters in the mailbox and received our first call last night! She wasn't a motivated seller nor was she an investor but it was good practice Smiling We have 25 more letters to drop in the mailbox TODAY.

Overwhelmed

Man, I really wasn't expecting the number of calls that I received from the yellow letters. I kind of expected to get about 25 but I am at about 40 now, and that's not including the hangups. Many of them aren't motivated and many of them have properties that do not fit what I am looking for. Lesson: Do a more focused mailing. Right now I am getting alot of farm properties with unmotivated sellers. I also need to do a drop at a better time of the week to accomodate my schedule. The first time around I dropped them on Tuesday and started getting calls on Wednesday. Most of the time during normal hours that I have to call people and respond to phone calls is on Monday and Tuesday. Next time I will drop them on Friday so that I will be able to respond on Saturday, Sunday, Monday, and Tuesday when I have more time. This week was really busy at work, so I feel like I am behind on calling my people back. I really wanted to call everyone within 24 hours but that just hasn't happened. I will make more calls today and tomorrow and hopefully get completely caught up with them by Wednesday. Then I can get back on track writing more letters and calling real estate agents. Once I start getting deals I can already tell that unless something changes with my work schedule I will either need to get a Virtual Assistant or an intern to handle all of the calls. I just don't see myself being able to do it on my own once the marketing increases. For now though, I will have to find the time and just crank it out until I get a few under my belt.
